DOT vesting issue
At a recent signing for a recently-single woman, the DOT had her vesting as Maiden Name W/A/T/A Married Name, and then signing as Married Name AKA Maiden Name.
Here's the wierd part: She bought the house originally as Married Name, with her ex. Maiden Name never entered the picture, and she still goes by Married Name, with no intention to change it. She called LO at the signing, who told her not to worry, since all the docs were signed Married Name, everything would stay Married Name.
Obviously, I sat there biting my tongue. I did encourage her to go through the docs during the RTC period and get definitive answers to her questions. Also, I believe this could be an easy fix with a QC deed, although I couldn't advise her as such.
I'm just wondering if you'd have handled this differently.

DOT vesting issue- I'm dealing with the same issue.
I recently opened a HELOC with XYZ bank on property that I purchased 35 years ago, under my maiden name. When I married, we executed an Interspousal Grant Deed. The vesting on the property has always been "My name, a single woman, as her sole and separate property."
Sacramento County District Attorney's office sends a copy of all recorded deed to the property owner, and I just received mine from XYZ bank, recorded in my married name. How is it possible to have a deed recorded in my married name if I don't own the property in my married name?

They can record anything.
In Los Angeles county, it's been my experience, that if a woman took title as a single woman, that's all that would appear on the vesting. Now if she takes title while married, it would read, a married woman as her sole and separate property. However, when she's no longer legally married, they'll change title to be an unmarried woman, period.
So, it's the insuring title company who's responsible for the "title" to the property to be correct and you can go back to them to have them correct the deed/document and have it re-recorded. That's what I would do. Good Luck!

I have had two like this. When they refi'd it was the same way, Married name/ AKA/ Married name, borower had remarried. I need to ID both names.

Mine had id in maiden name and insurance card to show married name. Told TC that was not valid id. They of course think I should have no problem with it. NOT
