Help with signing
Hello, I would like to know some opinion about this case: Call from SS 2.30 pm if I can do signing at 5.00 pm. I took it because I didn't have a signing today(FR). The borrower was not ready at 5.00, rescheduled. Then again call from SS: a signing - tonight at 10.00 pm. Patiently waiting for e-docs, the borrower confirmed. At 9.00 pm no e-docs. I am calling SS and they told me: It seems to me that it will be not closing tonight. Called the borrower, sorry we need to rescheduled tommorow (today) at 5.00 pm. It`s 1.30 pm no edocs and no word from SS or lender. I don't want to wait until 4.00 pm and again will be canceled and poor borrower. Pls. let me know how to respond on this case if they will call me at 4.00 pm and they want me to do signing. Pls. help!!!

Let the borrower know that you do not have their documents and they should contact their LO to find out when the docs should be expected. It is completely out of your control.

I'd bail on that one and tell them to call you if they get their act together and have the docs ready. You have given up almost 24 hrs of your time at this point for a situation that may never happen.

Have you tried calling the SS or the lender of LO for that matter if you know the numbers. Is this a company that is reputable. I would agree to have the borrower call the LO and see if he can get some information out of them. Its bad when you cant get hold of who hired you and they have not called you. Most of this would depend on if you have a good relationship with the SS, if so, you dont want to hurt other signings down the road.

Update: They called from my SS and they told me they don't have edocs and it's canceled. It cost me 2 days wait near computer and result - cancel again. I had a lot of signing from this company and I don't want to hurt relationship with them. But this is not first time that they did it to me. It's LAOS and CWD.

Give 'em a 'doc cut off time' or reserve the right to cancel. When they consistently do this, you really need to take some kind of control because you're the only one who loses when this happens.

lubi, I feel your pain and have found myself in the same situation many times. I have started saying that I have other commitments and have to have the docs by a certain time or I will not be able to do it. It does not usually cause a problem if you are honest with them and give them enough notice to accomodate you, especially if you have a good relationship with them.
By the way, could you clarify what your acronyms mean? I am not familiar with those.

This is what I do:
This happens a lot. I have noticed that when things go wrong, they go wrong all over the place. Both email jobs were called in late in the day, so that is a red flag that these guys are already scrambling, and possibly lying.
When I call the borrowers, I tell them the truth: They are going to email the docs to my computer. The docs COULD be late, or the might not even arrive before they close. This happens sometimes, and not to panic. I will call you if the docs are not here on time, and I will call you when they arrive. When they arrive, it takes a little while to print them. (Then you can find out things like: the borrower has to go to bed early because he gets up at 4:00 am, or his wife works graveyard, and she's leaving in an hour).
Just in case let's come up with a Plan B. We might have to reschedule for tomorrow. If so, when would you like to sign? (Then you can find out their are flying out of town tomorrow, and you need to get their address and cell phone so the SS can assign an out-of-state notary.)
I also tell the ss: "I can't be sitting by the computer, because I have other jobs. Please have them call me when they send the email docs so I know". Think about it: they can't get their act together, so they lie to both you and the borrower that you are going to sign at 7:00, when they know they docs aren't ready, they don't have finaly approval for the HUD, and whoever was supposed to send the docs went home early, and the LO has turned off her phone becuase her work day is over. And they want you to sit by the computer and wait like faithful Fido.
