For me, I got tired of everthing going wrong, so I tell the borrowers the truth that the docs MIGHT be late, and we come up with a Plan B, just in case. Like, "I will call you if the docs don't arrive", Or, "If we can't sign on time today, what time will you be home tonight." It is so slow that there is a good chance I will be available.

I do the same thing. I always explain to them that there is a possibility that I may not receive the docs in time to make the scheduled appointment, and ask if there are any time constraints on their end if we have to meet a little later. Of course, I do stay in contact with them if the docs are not received in time.
