One of the problems in the mortgage business is communication or the lack of it.

It's certainly not the only problem by any means, but it's a signifigant one.

Case in point:

I bring over loan docs to borrowers yesterday and they had no idea what the numbers were.

Nobody from Title or Lender had called them either about figures or other issues.

Borrowers say they put in many calls to LO that were never returned.

So, Mrs. Borrower tried again during the signing. She got put on hold after she told the receptionist that there were questions and they were in the loan signing.

Finally the LO comes on the line and says QUOTE "Oh, Mrs. Borrower, I completely forgot about you."

NICE


Thank the almighty the numbers were OK.

But what an answer from the LO!! "I FORGOT ABOUT YOU."

At least there was some honesty there..but little else.

Given the current slowdown and mess...being busy and forgetting or just forgetting period should NOT happen.

Had one last week. Points were in excess of $6K. Bunch .....

of money due from bwr. Bwr was ok with $ due but had ?? for
L/O due to differences between GFE and HUD. I trried to clear up, but
he had some ?? that I could not answer. L/O never went
over HUD w/ Bwr. Bwr tried to call during signing . Left vm and never
recd a return call.
Re-sch a few days later . Bwr still had ?? on HUD . Could not reach L/O
Cancelled loan. Got paid in full, but do still do not like no signs.
If I had dedication like this L/O , I would have out of business a long
time ago.

meeting, seemed bored by whole process, disturbed he was called from meeting. Bor. said never saw any prelim. paperwork, I couldn't ans. q's, ended being no sign as bor expecting 7K more than HUD said he would be getting. Big diff. I couldn't explain - no escrowed items where it usually shows, LO no help.

Talk to me? Yes, please. More important, talk to borrower!

Last week I got a call on day 1 for a closing that night. Fine. Happy to help. "Edocs are ready." OK, email 'em and I'll print as soon as I get the confirmation. Confirmation comes, but no edocs. Call and ask for edocs. Umm, no edocs yet. They called back and rescheduled for day 2.

Edocs are supposed to arrive in afternoon of day 2 for an evening signing. Two hours before signing no edocs yet. Rescheduled for day 3.

Borrower calls on day 3. She was supposed to bring $20,000 to table. No way, Jose (says she). Edocs still haven't arrived....

I have one for the books! Received a call from Express

Notary Service asking if I would sign a contract and accept a signing. They sent it, I signed it, printed the e-docs, did the signing, and was in the middle of shipping documents and realized that they sent me a pre-printed Federal Express shipping label, and it was billed to ME!

I followed up today. Express Notary Service is the new,

in-house notary service for Westlake Escrow, Inc. and US Financial in Orange, California. Federal Express wasn't much better; they couldn't tell me how this was billed to my account.

Are you saying that they looked up your account and intentionally had it billed to you? Or could it have been that someone handling the clerical work clicked on the wrong box when prepping the shipping label online? Although if they had it accidently marked as billed to sender, I would think that the system would have required them to enter a valid acct number before printing it. Or was it a hand printed shipping label? In that case, I could see how it might have been an honest mistake. But if that was so, they should be willing to help you get it corrected!

"I forgot about you" ???!!!!

How much commision do they make that they can afford to forget about their clients? We work so hard, and at all crazy hours, and most LOs just go home at the end of the day and just assume things are going sign.

If they have Fed Ex bill you . . .

Fed Ex will charge an extra $10 for a "no account" fee, and you will just get the bill in the mail. By the time the bill comes (a month later), if you don't have the borrowers name or something in the reference, it is pretty hard to figure out which job it was for. Then you have to call the SS, who has to call the client, who has to figure out what is going on . . .

Not necessarily. Call FedEx when you get the bill. Give

them the correct billing number and ask them to waive the $10 fee (mention that they can charge the fee to the erring party instead.) Since you didn't agree to pay shipping, and correctly assumed a third party (for which you either do or do not have the account number) was, (as is Usual and Customary,) responsible, they will bill the correct account and waive your fee.

At least, that's been my experience.


A protested bill with back-up generally prevails. It is an industry standard that NSAs don't pay for shipping.

Thank you, Sue. I ALWAYS keep a copy of the shipping label

and I print the escrow number in the reference section along with the borrower's name when I generate the shipping label online. But in this case, I didn't print the label: they did. I wonder how they can bill to an unknown account number? I keep a spreadsheet with the name of the signing service, clients name, fees and tracking number, so it isn't hard to figure out when a bill comes.

My point in posting this incident is that I have no history with Express Notary Service, and they are not in Signing Central yet. The contact telephone number is answered by an on-duty loan officer for US Financial who informed me that US Financial has formed an internal siging service instead of contracting out. It was his stated opinion that there will be fewer compliants from notaries begging for their fees. He claimed that there is talk of having the notaries collect their fees from the borrower(s) at the table. Their escrow company is Westlake Escrow, Inc., also not in Signing Central. Seems they would have trouble regulating notary fees, but if they are revealed on the HUD, there isn't a mystery.

I hand carried the docs to FedEx, and they changed the billing from "bill sender" to Westlake Escrow, Inc.'s account number, but in the past I have had escrow reject shipping fees and the fee has been reversed to my account.

This was a lower than average fee for the signing, and considering the cost of shipping on Saturday, I could be in the red on this signing, especially if I don't get paid.

I wouldn't pay. I'd call FedEx and 'reverse' the 'reversal.'

Unless you expressly agreed to pay shipping, the bill is paid by either the receiver or a third party (SS.)

Period.

Plus, shipping on Saturday?? Here on the Oregon Coast, that's a bundle.

Red flag.

Escrow rejecting shipping? Maybe close your account. Anyone can send docs with a generic way bill. No account to "reverse" to. Or, you might try putting the destination address as the sending address. Again, no accoung to "reverse" to.

Seems to be that the lower the fee, the sleazier they be.

Exactly. There's no way I would have used that shipping label. I would have just filled out a new label, put their information in the sender and the receiver blocks, and let them deal with it without Fed Ex being able to trace it back to me.

Anytime I have to fill out a way bill by hand, I never, ever put my name on it. Always Sender and receiver are same. If they don't give account info, I'll call them and get it. If they can't or won't give it, they don't get the shipment. Never had an issue where the SS or Escrow tried to bill me for shipping. This is why I don't have an account with Fed-ex, UPS, or who ever.

NEVER put your name in Sender's box.
