This is a first - for me anyway

I did a purchase closing for a property in FL. Seemed like an easy purchase deal and I get my full fee. Buyer was a single guy moving to a new job in FL. After a few snags with edocs, we met, signed the docs and I collected his funds. I kept copies of check, HUD, all the key docs. It's been 30 days and I hear nothing. Called the signing company and they haven't been paid either. After some digging, find out that the seller bailed from the closing - just walked out. Some more digging - find out the seller had a signed contract with a previous buyer and the broker was trying to pull a fast one - again. Seller never signed a contract with this buyer - forged.
