Being so late......Will the TC probably..

Seeing how I have to be at the BO's house in less than an hour, the TC has not yet sent the docs., will they reschedule?

You need to call customer and see if they would mind rescheduling an hour later and if you can get there earlier, than fine. Then call your contact person to let her know. Have her call you when docs are being emailed to you or when they have been uploaded on their website for you to retrieve.

While you are waiting, keep the borrower informed. Don't assume someone has called them.
You are probably dealing with a lender who doesn't care about the closing time or your schedule, as long as it gets done tonight. Assume that this closing is going to happen unless you hear from the title company. Call them again if you don't want to waste your entire evening.

Check your bulk mail folder. Sometimes, because of the way docs are sent, they end up in the bulk or spam folder instead of your inbox. But, most often the docs are late because the closing was scheduled before the loan was really ready to close.

Yes, still no hear from, going to call the TC then the borrowers. I have checked my email and bulk all day along with their website constantly.....I am doing my part over and beyond, what are they doing. It sounded like someone hadn't done all their work and this refi. is in limbo and do we get fees for them having to reschedule?

No fees to reschedule. This is sometimes the nature of this business. Did you turn down other work waiting for docs? If so, next time just push the one without docs to your last appt. You have to look out for yourself.

Thank you for all your advice. I am not charging 50 or 75. I think 30 for the entire package 100 to 150 pages is fair. What cha think?

For a refi package of 100 - 150 pages?

You should be getting four to five times that much.

Brenda,, No I'm not charging 30 bucks for the closing.......30 buck extra for faxing only.....the entire package

not enough, especially since you probably don't have a ultra fast fax. What if gets jammed, and then they call back looking for docs you just faxed. A whole package, LFC has gone bonkers, never heard such a thing

for faxing? not enough in my book. make sure on their toll free number. and make sure you get a couple of fax numbers, because their faxes get overwhelmed

It was probably the lender who was the problem. LFC used to be pretty sharp at getting docs out. Or are they now the problem, and should we re-name them LLC for Lenders Last Choice, lol.

By the way, are you still excited about working with them as you said in your earlier post?

Good luck with your signing. Be prepared for a hornets nest with the borrowers. This is a sign that the whole loan process has not gone well. And they might be mean and take it out on you, sorry, goes with the territory

Much as I dislike LFC, I would have to agree the "problem" most likley rests with the lender, not Title. (LFC) Unless they have no one able to work up the HUD.

I must say that I sort of like LLC (Lenders Last Choice) Smile!!

LFC is typical of the title companies that have ruined the biz. Faxing back the entire package shows they have had trouble going with their cheap fee strategy.
