Here is how I sucessfully collect on Deadbeat signing companies:

1. I make a copy of each check so you know their Bank
2. When they dont pay, I call the Title and Lender and politely make a claim for damages. I have found that Title and lender can be made liable under ceratain state laws as an agent of the signing service.
3. If I do not received payment, I file a small claims action for "bad faith intent to defraud" against everyone involved (including loan officer) except the borrower.
4. If I need to levy against them I have their Bank Name and account number.

If we all stick together and require fee in advance, these problems will be over.

Hi John...when Todd at CQ refused to pay me, I faxed my invoice to the mortgage company that hired Todd. The guy at the Mortgage company told me if I didn't stop trying to collect via telephone, he would call the police on me. There's a state law (Oregon) that says you cannot use the phone to try to collect a debt. Can't win. DD
