I am so sick of LATE Docs!
I do a couple closings a week for a TC, that I've been working with only a couple months. They have not gotten me documents close to on time for any closing! Most of the closings I do for them are in an area that there are just no NSA's that are still in the business, so it is a drive. They know that the closest of these closings is 45 minutes away at least, they promise docs. The worst part is when they finally do have he docs, they print them all out, and then scan them to send to me as a pdf file. Whatever program they are using to scan and convert to pdf is horrible, as even with my superfast printer, it takes 20 minutes to print out one copy of the package.
Today we had a closing scheduled at 3pm, I called at 1:15 asking for docs as I needed to leave at 2. They tell me they are not ready, and don't have hud approval. So can we reschedule for 4. I explain that I have a 4:30 closing, and I won't be able to close this until 6:30 or so, but I'll need docs by 3:30. I call at 3:30 and ask where the docs are, and the girl on the phone tells me that they rescheduled the closing for 6:30 so they won't have docs for awhile. I explain that I EXPLAINED that I need docs by 3:30. She then tells me that I never told anyone that. So I politely tell her that I will not be able to do this closing tonight, as I'm not driving to Hillsborough (30 miles away) back home and then to Snow Camp which is about 30 miles on the far side of Hillsborough. That is so not worth the gas!!!

What I do when I get email docs.
I tell the borrower the truth: They are going to email the docs to my computer and I am going to print them, but they COULD be late. Plus I have other appointments already scheduled. We might need to come up with a Plan B. SO, if the docs are late, and we have to sign tonight, when will you be available? I tell them as long as we sign before midnight, it still counts as "today".
So far, this has always worked, but I did have to sign one person at 11:30 pm, because they were hosting an awards banquet that night.

I don't schedule the appointment until I get the docs. When I get the assignment, I do call the borrower and tell them that I will call them back to schedule the appointment when I get the docs. Usually the time that is scheduled for you is a random time thought up a loan officer or scheduler, and the borrower is really pretty flexible. If the BO just has to have the signing at a certain time, then I do schedule it, but if I have mutiple signings that day, the late one gets shoved to the end of the line and I don't let it mess up my schedule.

I second that....last week was crazy with late docs and still spilling over to this week. Last night get docs at 6:15 for a 6pm appointment. Not to mention the package was 150 pages...this is coming from a TC direct and it was a striaght re-fi.....it took me 22 minutes to print these docs......the companies need to get a real!!!!!

you should have a mobile office. Not too expensive to set up, and the beauty is that the last minute headaches, running back to print docs is almost non-existent. If you are interested, I'd be happy to give you information on what you need and where to find it. I am 75% mobile at this time, the only thing I am lacking is mobile internet, but if I had your volume, I'd sure get it.

My problem isn't so much with late docs, but rather the lack of communication that is a part of it.
I have a very simple request: call and let the signing agent know when the docs have been sent so that he or she can act on it as soon as possible. A lot of times they just email the docs and don't say anything -- assumining that you've been sitting, staring at your computer screen all day, just waiting for loan documents from them.
And if they do call, it's usually: 'We sent you the docs an hour ago. Did you get them?'

That happens to me all the time. I've learned to tell the scheduler if I have another appointment far away from where I live that if I don't get docs on time I will not be able to close the loan unless I know there is a kinko's in the area. There has been many times I've waited for docs resceduling the other appointment only to gat a call that the one I was waiting on cancelled .

I have Blackberry so I always know when I've gotten docs emailed to me. I got it about 2 years ago, and I don't know how I lived without it.

Lisa, I totally feel your pain. It is not unreasonable to ask that a 6pm closing docs are ready at 3 so you can get on with your appts. To drive 30 miles to do a closing and then to have to drive back to print is a waste. I give my employers a drop dead time, I have to have the docs by ...or find someone else. I am not going to be driving here , there and everywhere to get them all done. I normally allow 3 hours per signing (to print, drive, sign, fax back, ship) so I give everyone equal treatment. Those who can do, those who can't teach nna classes. By the way, those of you who use Kinko's, I tried that once when I thought my computer was having a problem, they wanted to charge me internet time + a printing fee of 49 cents a page, with a discount if it went over 20? Luckily I declined their fees, the pdf file was bad and it wasn't my computers fault after all.

You all are singing my song. Late docs just keep on happening, and they want to pay us less for all this stress.
