suggestion for a bit of money
If you have a foreclosure auction coming up in your area, call the auction company- they need people to conduct the open houses in the homes that are vacant and up for auction

I'll be darned! I never thought of that. Thanks for sharing. Do you know if the pay is reasonable. I would think so since we'd be trusted to conduct open houses.

Now I'm confused
I was under the impression that NO WALK THROUGHS were allowed on foreclosed property, that it was an "as is" purchase situation. IF there were walk throughs no one would bid on some of the completely gutted properties that are all over the place.

The bank doesn't own the house until they purchase it at the sheriff's sale so they have no right to enter into the property nor to show it to anyone else. Individual buyers here either 'gain entry' to look around or check out what they can see through the windows. Homeowners can stop the auction in PA one hour prior to the sale so it's theirs until the gavel slams down. To the best of my knowledge, again for PA, banks don't even market the houses until weeks after the sale.

It would appear that CA doesn't have the strict private
property laws that PA, FL and other states have. Someone had something about posting foreclosure notices on the property in CA in an earlier thread, that isn't done in FL either. The foreclosure notices have to be published in the newspaper twice in the legal notices before the auction at the courthouse. All it takes is someone living on the property to file a bankruptcy within an hour of the auction and it stops the whole foreclosure case until the bankruptcy has been discharged.

In Ohio
There are so many that are already foreclosed on, the sellers (banks) are handing them off to Auction Companies for Auction. Maybe this is the type of "Open House" they are looking for. Prior to foreclosure, no one is allowed in the house, but like Sue_pa area, investors gain access or peek through the windows.

You're right Joan
The auction companies hold an open house on the property on one or two days and that's the only opportunity the bidders have to check out the inside. It's really to their benefit because a lot of the foreclosed properties around here are in really good shape and giving people the opportunity to see that is bound to increase bids.

I would say that these are REO properties
that the banks are getting ready to sell at auction and/or available to those that buy the foreclosure lists. The lenders really want get rid of these properties prior to having to pay an agent to list them. While the properties are sold "as is" you get to preview them, to know what "as is" actually is.
A foreclosed property that actually ends up going all the way through to being listed by an RE agent to be sold, costs the lender an average of $75,000 by the time it is sold. Think of the loss, all the attorney fees, maintaining the property, unpaid and current property taxes, hoa dues, commissions, etc.

I just contacted the auction company and then a guy called me. They pay $50 to be on call for a property and $150 per day to actually be at the property for the day. It isn't hard to do and I met a lot of nice people and handed out my business cards to alot of them.
