I had another thought last evening that just made me scratch my head. You said you had an attorney. Was he representing you as the executor? Certainly every state is different but I'm also guessing there are a lot of similarities. You also stated 'no one asked anyone to refi'. The executor's job is to gather the assets, pay the debts and disburse the bequests of the decedent. Why in the world wasn't this mortgage taken care of during the administration of the estate? In PA, the executor can be held personally accountable, in many circumstances, for the debts if they disburse assets without satisfying the debts.

Sounds like you need either a new lawyer or a better understanding of what yours is/was doing.

I too had another question... was the deed a "Ladybird Deed", which is a valid estate planning tool in Florida and few other states?

I agree with Sue wondering why the mortgage wasn't settled before now.
