My feeling has always been that we should be listed on the HUD and paid when the loan is funded. We shouldn't have to wait anywhere from a few weeks to a few months. The amount of time they expect us to wait for payment is ridiculous.

Then don't work for SS - stick exclusively to TCs.

not getting paid if the loan doesn't fund? You can bet the title insurer doesn't get paid when it doesn't fund - nor the county recorder. Title company doesn't get their closing fee either.

and you're working for a SS, chances are you're not going to get paid. In fact, you would be one of the very lucky to get some monies for your trouble, and that only be if you are working for those extremely rare, well funded reputable SS - you MAY get a fee of $50 or less.
If I had a preference, I would much rather be listed on the HUD, take my chances that the loan will fund, and get my money in less than 2 weeks. I can't stand waiting for 4 weeks or months to get paid!

I'm in total agreement with you. Given the choice (which I rarely am) I would be listed on the HUD and risk not getting paid for the occasional no sign. However, some who scream they want to be on the HUD also scream that they should get paid regardless. The only ones I don't get paid for are from SS's. So as someone else said, just work for title companies.

for those that don't get it
either work for agencies all your career...OR take the plunge...for nearly every co. I work with, I am listed on the HUD. If the loan doesn't fund, I don't get paid. If it does, I get paid at closing. I have been paid for MOST. A few recissions, but only A FEW. And, in Forrest's words: "that's all I have to say about that".,
