Rancho Cucamonga based, paid me for work I did on Dec 12th.

I received their check today.

The application for the modification was very easy to do and only took me about 10 minutes.
I hope they call again!

As long as the homeowner is prepared it goes smoothly, otherwise it can take forever (much like a loan closing).

I've never completed a loan modification application, however the loan modification appt where the borrowers sign their docs has never taken longer than 15 or 20 minutes. Needless, to say I love those appointments.

I've worked for them, they use notary's off another site. The one customer who was willing to sign had concerns and I had to go back two times. They would only pay me for one. It took many hours of my time. The other customers they had me call to schedule appts changed their minds on signing. They are very leary, some checked out the company and found nothing on them. Nothing on BBB. It's probably a new co.

People should be skeptical. They can do this loan modification thing on their own with their lenders and exhaust all efforts to do so before spending ANY AMOUNT OF MONEY on these companies who claim they can work miracles on your behalf for any where from $2-3000K of their hard earned money, especially at a time when money is hard to come by, people are unemployed and barely scrimping by. I haven't accepted any of this work because I know the pitfalls, and you're likely to get paid very little for your effort, as you pointed out Ilene.

Foreclosures are expected to increase in 2009, 7% of loans are in delinquency, hindered further by the high unemployment rate of the nation. We're in for another rough ride in 2009.

This companies services are not permitted in NC

as per the NC State Bar.

You could not pay me enough to work for this company, or any like it. I've yet to read about a single person that has had this company sucessfully modify their loan.

The borrowers I dealt with said this company had stopped a foreclosure for a neighbor across the street and that is why they went with them.

This couple were not sophisticated borrowers and I don't know if they could have done negotiations on their own.

I have researched this business very carefully, and I've been in contact with a number of companies who charge these high fees. What it amounts to, Joan, is people can get help from non profits out there who do this, and HUD pays the fees. These companies are scalpers, taking advantage of the people out there who have already been taken advantage of by getting into these loan products for which there is no help. Just another scum bag method of extrapolating fees from people, why they can even put in on their charge card, with the promise if the company can't help them, they'll be refunded the fees. In actuality, borrowers may have been defrauded and their notes and deeds of trust not even existent, that is the paper was sold so many times, they've become lost and the new owner of the DOT/Note can't produce to effect a foreclosure action. That is where the "legal experts" come in.

When the chips are down, all kinds of businesses begin to populate the horizon. Like this credit repair biz, any one can fix their own credit. LOs can repair credit to get their client a better interest rate. It's not worth the 1000s of dollars people are paying to "restore" or "repair" their credit. Another scam.

Any way, from my point of view, 21st Century is just another company out there taking advantage of people who don't need to be scammed any more. For the measly fee they want to pay to have notaries go out and hand hold the applicant while they fill in all the blanks, I think there must be better work out there. JMHO.

I chose not to work for them. From what I have seen/heard this is PLP. I'm glad I'm in business for myself and have the option not to participate.

Here's my experience with 21st Century:

While I was in the car traveling to another appt, they called me about two weeks ago for an e-docs loan mod on Dec 29th (today). Can't remember if they said 12 or 20 pages. They offered $60, but I talked them up a small amount because it's a little farther than I like to travel for a loan mod. I wasn't sure if the fee would end up being worth it, but I figured I would give it a try and then make a determination afterward as to whether I would accept future jobs from them.

So they want to give me the borrower's info over the phone and tell me that I must call to confirm the appt before they will send me a confirmation. I stop the car, take the info, and call to confirm the appt and then I called 21st Century back to let them know that I did so. Then they were supposed to send me the confirmation immediately, and the e-docs the following week. Well, no confirm ever came and the e-docs never showed up. I figured they flaked on me and I've booked other appointments - no confirm equals no appointment in my book. I wasn't sure I was too comfortable working for them anyway, based on the comments from other notaries.

So they call me today telling me that they are just about to send the docs for the appt tonight. I informed them that I never received the confirmation they promised to send me two weeks ago, so I've booked their time slot with other appts. They didn't seem to understand - the gal said that her records show that I accepted the appt for tonight. I said yes, two weeks ago I did, but you never sent the confirmation and that's not how this business is done. "So you're not going to do it?" No... you'll have to find someone else. She got pretty perturbed and hung up on me.

I have read a few bad comments about 21st century and I completelly disagree. Like I have said before, I have never had a bad experience with them. When I get assignments and I or clients have questions they are always available to help me or client with any questions we might have. I have also gotten paid for my assignments within three weeks of the signing.

I have also worked with the company and have been paid quickly.

I also hope they keep calling me. I like the easiness of their process.
