Georgia closings out of state

I am aware that Georgia is an attorney only state. However, I have been asked to close a re-fi in Virginia, for a Georgia property. Also, does Georgia require a witness to sign, and can the Notary signing agent act as this witness? Does this Virginia/Georgia closing in Virginia seem OK, or not? Thanks in advance for any answers or opinions.

No attorney required, and you must have a notary plus one

additional witness for the recordable documents (usually a "security deed" and a "waiver of borrower's rights"Wink.
