Has anyone done work for them and got paid? I did a signing for them on 9/25/08 and have called and spoke with Leslie the Owner and Lyndsy who works there and a man as well there, they all keep saying the loan never funded. No one has gotten paid and the lender is withholding funds. After hearing this tale twice, as the reason why I'm not getting paid, I called the borrower, (this was a sale of out of state property) The borrower, STILL HAS NOT received her money either!!! She is outraged and has now hired an attorney. I would be livid over this, selling property and not getting the money for it. She says she's spoke with the lender and the title company and they are NOT telling her anything??? She said she's trying to contact the buyer, and he's from a foreign country and can't get a hold of him. She said this is very fishy and she's scared that she's been ripped off. Needless to say, it's freakin me out too. The title company said the funds are held up because of lender problems???? Title company says she has 100 loans sitting in her office NOT recorded because of this. Anyone????

I don't know this TC, Deborah, but I spoke with a TC I do work with yesterday. I was enquiring about volume that my contact there had mentioned in Nov. She said that the lenders were holding up many of the closings she had on her desk, so this may be correct. Here is a link for you to monitor whether the loan records (or not).

FWIW, working direct usually means an increase in fees, but also no-fund = no fee paid. Fortunately, IME, most loans fund, and I don't mind taking the risk. But, when I do hear that a loan has not funded, I consistently check the county recorder's filings just to make sure.

When you said you talked to the "borrower" - looks like you probably meant the seller? If that's the case, it sounds to me like the seller can't get the info she wants because the lender CAN'T talk to her (privacy 101) and possibly the T/C is unwilling to venture into the muck. An un-funded (therefore unconsumated) sale from 2 1/2 months ago - sure would surprise ME if it funded now, it's all too aged. Did she not have a RE Agent? That's where I'd go first, if I were her, but I'd have done that long, long ago.

sorry, I meant seller, and no, she didn't have a RE, this is out of state property, flood damaged from Katrina and she was glad to be rid of it, that is if she gets paid for it. thanks for ya'll's help.
