...just a thought and I'm probably setting myself up, BUT I say we ought to, if not already, market our services to real estate attorneys. I do - not only do I market myself as a paralegal, but also a closing agent.
I have a few attys who are regular clients of mine, and they hire me because (and their attitudes are always sort of funny to me), because they don't want to 'waste' their time with the final docs - they review maybe .10 to .15 minutes, that's it!
One atty client of mine says that he looses money in these types of situations, because they are not bilking sorry, billing the BO/client regular attorney fees as if hired in the beginning states of the real estate transaction.
I charge atty's about the same $XXX I would charge a TC. The advantage here, is you get a check when you leave and you don't have to explain every single doc, and you're covered, say if something goes wrong and the BO complains about the nsa, because of course, that was the attorney's job in the first place.
Now, I hope that this is not the norm, or ever becomes the norm in our business, but in the end, the BO is the one that will face even more closing costs if attorneys are used in lieu of nsa's, even in states where it is not required to have one to perform closings, such as IL.
