Emailed Documents
How long goes it usually take to get emailed loan documents?
|
Reply by Sylvia_FL on 2/22/08 2:39pm Msg #236653
As long as it takes the company to get them out. It varies. Sometimes you don't get the documents until after the appointed signing time!

Yeah, that is my concern. I guess if they don't get here prior to the closing, it is rescheduled? This is my first emailed loan doc signing.

Give the company a deadline of when you can accept the docs in time for the signing.

Ok. They will send them via email, correct? The borrower wouldn't have them?

Its not uncommone for you to get documents late... Make sure you are keeping whoever scheduled you, and the borrowers in the loop. Make sure the borrowers are sitting around expecting you at 4pm, and you show up at 5pm.
Ive had closings scheduled for 1pm, only to get the docs at 4pm, and close at 7pm

Thanks Shane. I admit, I am a bit nervous about it because I am always so prompt in everything I do. I guess it is the nature of the business and to be expected.

In regards to the priority mailing of the emailed docs after signing, is the cost to mail the docs part of my payment since I don't have a pre paid envelope from the lender?

The SS or TC should provide you with shipping info or a
prepaid shipping label for returning the documents. It may come in as part of the package. If you don't get it then call and request it..JMO

I see. So, a pre paid shipping label should come with the email docs? Thank you.

It MAY come with the e-docs
most of the time I have to either go online or use a generic one. Is this your first signing appt. Brenda? I ask, because even with overnighted docs, we still have to ship to the TC, and you don't seem to have a clue about how this is handled.

It is my first email loan document signing. I just wasn't sure on the return label since the docs are received via email. I have a clue ...

Yes...OR the company may send return shipping instructions. If you don't see that in any e-mail you get, contact the party that hired you and ask them for return shipment information (carrier to use and account number).

Re: The SS or TC should provide you with shipping info
Brenda, never ever pay for shipping the docs back. No matter what. Almost always they will provide you with either a shipping label they have generated themselves, or they will provide you with an address and shipping account number. If they don't you should ask for shipping address and account #.
If you have to fill out the label yourself, never put yourself as the shipper. There have been many notaries that have been charged-back for the shipping fees, plus a $10 charge-back fee, due to companies going out of business or providing a bad shipping account #. Put TC name in both "from" and "to" sections.

Great info. Thanks to all for sharing. As mentioned, this is my first emailed loan doc signing and I just want to make sure I have it right.

I have signed up with UPS, Fedex and DHL and ordered envelopes both letter and legal. You need to have the supplies on hand to send documents back. You will not be able to find a legal envelope at a drop off box. Sometimes there are NO supplies at the box. UPS will not give you supplies at their stores, Fedex will.

You can get blank printing labels from both FedEx & UPS.

Yes, I have the labels also. My local UPS stores will only give me 1 envelope at a time. I have a Fedex staffed facility and I can get supplies when I am there plus any Fedex Kinkos.

I have no problem getting UPS supplies from the local UPS
store here...I also get them at the Mailbox Store where I drop my packages. I believe Goin' Postal also carries them.

Re: I have no problem getting UPS supplies from the local UPS
The UPS store here is very stingy with their legal envelope supply. I can usually get just one, so I got a UPS acct. so I can get them in bulk. Fed Ex Kinkos doesn't have many legal sized envelopes on hand, so get them in bulk from Fed Ex.

Hey Brenda, you aren't clueless and have probably always received a return courier envelope with your o/n docs in which to send back your docs. With edocs, many times your contact will not give you specific instructions as to what carrier to use, where to send, nor account #. Don't feel your being a nag asking for the info you need to get the docs where they need to go in a timely fashion. Good luck...I remember my first email doc job and felt as hesitant as you. You'll do great.

My 'problem' with the original post is why is she asking us? When I see questions like this I always wonder what's wrong with picking up the phone and asking her client, the one who has the real answer as to where her docs are? We can all guess and speculate but have no idea except that maybe or maybe not they'll arrive before or after the appoint, today or tomorrow, maybe one e-mail, maybe 5 ...

Kind of makes you wonder how they conduct a signing when something strange comes up, or, Heaven forbid, if BOs don't act like robots and should ask a question.

My 'problem' with posts like yours is your failure to realize (and use 'common sense') that when one person asks a question, 150 others who are reading have that same question. The answers help all the other people reading who are afraid to ask due to attitudes like yours.

Just a silly, snide comment. Thanks to words of wisdom/experience from Sylvia, Shane, Copperhead, Mistarella, Linda, Ndwa, Margaret and Tish, not only is Brenda's question answered, but all the other "Brenda's" out there received valuable information and learned something.

Amen, LKT! I really appreciate your post. In terms of asking questions that may seem obvious to the more "seasoned" NSAs, isn't this what this site is all about? I've been an NSA for 3 years and have signed a ton of loans and I'm still learning and suspect I'll continue to learn daily until I throw in the towel.
FYI - the last thing one wants to do is appear inexperinced to one's clients and therefore pose a question here so as to save face. I see nothing wrong with that!!!

I totally agree
I am constantly learning, and have already learned a lot from the short time I've been here. I also know that if I get those self righteous remarks back at me for questions they might think stupid, this site will become a clique of 'know it alls' and drive the rest away. Not everyone's training and experience is the same. I welcome help and also helping. I've been a notary 5 years, but that doesn't mean I know it all like some folks here think they do.

So sad. Yes, the original poster did have to send me a pm letting me know her feelings are hurt. Too bad. The answer was in my post - CONTACT YOUR CLIENT. You can't get a more practical answer than that one. Friday night I didn't have docs - I didn't come to a message board and ask what anyone else thought - I called AND e-mailed my client to find out what was going on.
These boards are FILLED with good information given by experienced people. However, experience cannot teach people to think and use their brains.
