I have had it with late docs

Why is it that a title company calls 3 days ahead of time to contract a closing. When the time arrive the docs aren't ready. 5 years ago I got my docs 1 day ahead overnight. Now with edocs I can't get docs in 3 days. What is it with late docs?

Why contract my service if they can't get edocs sent within 2 hours of scheduled closing? They called me and set the time of the closing. What is their word worth?

I already have doc's for this Saturday closing.

Doesn't happen often, but loving this one. Sorry, not meaning to rub it in. Been where you are more times than I hate to admit.

My theory is that they may call you a couple of days ahead of time to schedule, but they are still working on the docs. Or the borrower is still negotiating terms with the loan company and that is holding up the docs.

My personal policy is when I get an order for an edoc closing from a company I am not familiar with, it politely tell them that I will schedule the closing when I have the docs. I only have had a company tell me once in 3 years that this was not acceptable. When I first began doing this, I had more than a few people tell me that it would cost me business. Well, it is difficult to put a measure on it because of the market, but the only true result is late docs no longer throw a monkey wrench into my day.

I have found out over time that when the company that hires you and they give you an appointment time for the signing, 95% it is just a number they got off the top of their head and the borrower if pretty flexible. It's not too often when that time is set in stone. With my regular companies that know me, they just give me the phone numbers and I schedule it. I call the borrower introduce myself and let them know that I will call them back to set a time as soon as I get the docs. Simple as that.

Most of the time, I have my docs well in advance. The slowdown seems to have eliminated most of the flakes.

Many a time it is the HUD that is holding the docs up. Title company waiting for final pay off figures etc.

I don't think it would be so bad, if they would just send the rest of the package in the mean time. At least by the time the HUD comes you've done what ever and you can fly out the door.

If they would just give a call saying the docs will be late. They should say they will call when they have some clue when edocs will be ready. Why do I have to call after the signing time has passed.
I do appreciate the advice given and I will try not to stress out about late docs. However, I think I should let them know I have a cut off time just like they have their rules toward us.

I was complaining to a friend that has a Signing Service about the damn late docs, especially EoM. She said what are you complaining about? You only had one! How would you like to have 15?! I have to call the notary, call the Title company, and call the borrower, all three and four times. I call Title, Title calls Lender (they’re working on it) but waiting on HUD approval. (Many times the borrower has to “zero” out. The Lender doesn’t get the HUD until last minute, then the LO is upset ‘cause the borrower has to come up with $620, (or some figure) so they reduce their fee ‘till the borrower zeros out.) Now they tell Title that is swamped by 20 others just the same, to redo the HUD FAST!!! (The LO NEEDS the commission!!!!!) Altho he (the LO) has 5 contact numbers for the borrower, he only (lazily) only submits one (say the borrowers work) Now the borrower is home waiting, but the notary (who because this is a good client) has just rescheduled, and juggled her appointments can’t contact the borrower, and frantically calls the SS, that also only has one number, so can’t help, so SS calls Title (that’s phone is ringing off the wall) to get some (any) contact number. Title calls Lender, to get LO for a contact number so they can now reschedule. But he’s in a bar with his phone turned off, cursing the F*&#@^G idiot notary for screwing up the appointment, and maybe his deal (with the now only a $4380.00 YSP) and maybe making him late on his Porsche payment. The SS says with 15 of these I can’t take a breath, have to make 100’s of calls, and EVERYONE is PO’d, and thinks it’s MY fault. The notaries (some real good ones) threaten to never work for me again. The Lender threatens Title to go somewhere else, and Title tells SS if we loose this Lender because you can’t schedule, we won’t use you ever again. Yup! Just standard EoM!

You just said a mouthful!!!

But sometimes it is the title co waiting for docs from the lender -- who has cut way back on staff and the few processors left are swamped with all the last minutes requests from LOs who realize that what they have coming in commissions isn't going to cut it for this month, so they are all pushing one more through. Or worse yet, this is the only one they think they have a chance to get signed this month. In the meantime, the LO has notified everyone that the docs have been requested and should be ready "any minute". (S)he gets the wheels in motion to hire a notary and an appointment time is set - most likely based on when the LO thinks the BO will be available and, sometimes even when (s)he thinks (s)he will be available. (But only if we're lucky - and then sometimes they still don't have their cell phone on.) Unfortunately, they may not have bothered checking with the BO who is out of town on business...

Obviously, I'm having some fun with this, as I'm sure Les_CO did. I imagine we all could go on and on with some of the craziness we deal with on a daily basis. Anyone who survives in this business long enough knows that this is just part of the process and we'll never be able to completely eliminate it completely. There are just too many ways things can go wrong and too many players involved in making it work for it to always be perfect. Just appreciate the times when everything goes the way it's supposed to!! ;>Wink
