LandAmerica fees

I recently received a signing appopintment from LandAmerica OSS for 3 loans. The were all for rental property refinances, were Countyrywide loans, each 130 pages. That would mean printing, let's see, 130 x 2 x 3, for at total of 780 pages!! And they wanted to pay $85 + $25 + $25, for a total of, GEE.....$135. Yeah, right!

LandAm was a one of my best clients for many years. They paid well and fast and the people were great to work with. I was on their preferred notary list and I worked with them in two different states. They were a fortune 500 company and acted like it. Now they are a lowball company. It is a darn shame IMHO. They have gone from number 1 to 0.

Hmmm. did landamerica reduce their closing and title fees for each property? I think we all no the answer to that.

Robert,
Are you saying you had to print 3 copies of loan docs? Also, you don't have to print the 25 pages of Lender Instructions for borrower. Actually, if the closing was close I would accept $135. But that's just me.

3 loans for $135 (correct me if I'm wrong)..which I agree is unacceptable...

A few companies will only pay an additional $25 for a piggy-back loan with the same borrower. I took Robert's post to read $85 for the 1st, + $25 for the 2nd, and $25 for the 3rd - three loans for the same borrower. No way!

The job was for 3 seperate investment properties, 3 loans, EACH having a total of 130 pages. LandAm offered a fee of $135 TOTAL, the breakdown being $85 for the first, $25 for the second, and another $25 for the third. Even with not printing the first 23 or 24 pages for the 3 seperate borrower copies, it still comes out to over 700 total pages printed...and how many hours at the table??!!...especially with the (2) borrowers having NO Right-to-Cancel, being investment properties.
Thanks to all who agree with me on saying "No"....to these terms.

Robert, they also called me for that one and like you I told them no. However I can bet you that some sucker took it, and that is why they keep offering these crappy fees. If everyone said no then companies would have to raise thier fees. I only hope that they get what the pay for. I told them I would not even do 2 loans for $135.

Sorry, I read it wrong. I agree 3 loans for 135 is not enough. But ok for 1.

great pay, immediate pay... but now they want me to go out for $65

makes me wonder if they are doing what sox is doing? partnering w/ XYZ to convince the newly commissioned ones that this is a great deal.. but at least they pay you....

I used to work for LandAm too and was paid fairly. Then they decided to reduce fees which I declined to accept and the continuedto call constantly (waisting their time). I spoke to management he told me they were working on a better fee structure but don't hold your breath we may explode first. I gave up and am doing well without them.

yeah me too, I won't work for that. I hope they raise it back up and send them again. They were so nice and easy ... no surprises, no complications.... but I refused to cut my fee by more than 65%

LandAM/Lawyers Title was the TC involved with a closing I did in Oct 07 and SS, Closers on the Go - the President Kristi Masse is a dishonest and a liar. DO NOT work for these scumbags! Still trying to collect...and not giving up...Smile

Why are you fighting. Just go serve them. Much less agrevating for much faster results
Here is what I do. Someone pays me late, I don't call, I don't email, I don't fax. Well I did on one just to piss them off -- there is a funny story there

I send a 30 day demand letter registered mail return receipt requested and then I go file. Nothing else, they get a demand letter with my intent to sue and I do it.

I have been a closer since 2001. I have been paid for every signing I have done.
