Messy doc's
Is it my imagination or are the countrywide docs full of errors and inconsistencies in regard to borrowers names and information. I had my third one in 5 days where they were scratching their heads saying "What the heck?". First name last name inversion, wrong address but right legal, hyphened name and non hyphened name. Most of these errors are on the lender docs. The support staff to call either isn't there or you are on hold for 45 minutes (while the borrowers kids finally get fed).

Hi! Stamper,
No, it is not your imagination. You are absolutely correct!!!! I have doing some signing for countrywide and it is true that it is not comfortable to take docs to signers and they have to correct their names.

That has not been my experience with Countrywide. I find CW docs to be in good order and the borrowers are almost always well-informed. The only issue I've had come up lately is that they insist the B sign the Loan Application Disclosure Acknowledgments form, however the B's sometimes say that they did not receive the disclosures.

did one Monday. Bob Borrower on everything as it should have been. Signature affidavit had not only Bob Borrower but also Bob AnywherevillePA. Seems Bob used to live in Anywhereville, Pennsylvania.

I have done a lot of Countrywide loans and can't remember having any problems with docs. Have completed two this week alone. Had three but didn't get docs on time so I canceled because I had another appointment, but that was a first.

I don't know that this can be attributed to Countrywide but I am seeing it from many lenders and title companies.
The 'sloppy' errors being made are a shame and it makes me embarrassed to present to borrowers. I make sure that I reiterate numerous times that I have nothing to do with the preparation of the documents. I don't want to be associated with lazy, sloppy input people that don't bother reviewing their work.
And of course, it's such fun to know that they will penalize us if we make an error. I wonder how many of their own employees are charged for their errors.

I have found that if there is a non-borrowing spouse on a CW deal the non-b's name does not print on the signature line of the mtg and other title docs, although it does print on the first page of the Mtg. If you are not familiar with who should sign what docs it could pose a funding issue. And they expect us to catch their error, as well we should.

CW uses Guardian Loan documents for most of their loan products. I've used this system and it is a little tricky for people who are SI only on the docs. The issue with the aka is just stupidity...........someone pulled that off the credit report and put it on the aaka affadavit. I'm sure they are short staff after laying off so many people. Their underwriting turn time for wholesale lending is two weeks at this time.
The old saying with Countrywide...................and I have numerous friends who worked for them over the years...................."first to fire and last to hire."

I have had soooooo many mistakes on docs for the last 2 weeks- that I am going crazy. Straight re-fi packages that SHOULD take 20-30 minutes; taking over 1 hour correct and initial all of the corrections. All seem to be lender errors; the TC's have the correct info on their docs...it is the lender docs that are a mess!!!! Ranging from brokers to Washington Mutual.
