Patriot Title in Timonium, MD

Anyone else asked to drop their fees? Accting dept (nice guy) called and while they state my work is flawless and they are closing 200 loans per month, they wanted me to close for their lower fee of XXX. Politely told him that since he is closing 200 loans per month, he should be able to continue paying my already bargain fee of XXX. No close will be reduced to a trip fee (1/2 of agreed upon fee). I had several closings with them, two of which did not close on the first trip, nor the second. LO's need to get their acts together. Not my fault there is miscommunication between LO & BO. Sounds like they could be in financial trouble.

Not just them

I am getting similar calls from many TC's I am working with, and with the other FL Network members as well.
Get used to it...things are changing and I for one am learning to live with it (biting my tongue the whole way...no fees for no-signs or recissions, reduced fees, etc. etc.)
for me it depends on the amount of the reduction, the amount of no-signs and recissions (historically), and the relationship I have with the company in question. You have to decide if it's worth it or not.

I'd ask the person if he is volunteering to lower pay. If he says NO, then I'd say, "neither am I". OR, you can mention that while you are requested to take a lower fee, all of the essentials (utilities, gasoline, food, insurance, etc) are steadily going up.

They should take the money they are saving on mobile closers and re-draw new junk docs. Copies of copies of copies is just unprofessional, to say the least. Some of the nastiest, tackiest and most unprofessional document packages I have ever seen have come from this title company. Funny how they expect us to be professional, but give us documents that I have been embarrassed to present.

Re: Patriot Title in Timonium, MD not the only ones

that are sending these "horrible" looking docs and expect them to be signed when part of the page on some of them is so hard to read that I get looks from the borrower like they think I need a new printer. And then to top it off the title company wants to pay far less than I would have received from a SS if it had gone to the middle man first.
