Flagship Title update
Spoke with the Bureau of Ins. for Comm. of Va. ref. this group. I indicated that I was owed money as were other Notaries across the country. They requested I send a general letter of complaint, outlining my concern over this companys' failure to pay for services and my concern as to whether they are solvent and capable of paying. If you are owed fees and would like to contact them, the info is listed below. You can also fax your letter. Mine will go out today

Amy, thanks for forwarding it. It's a pdf so copy and paste will not work. Basically, it said that several of their clients have fallen behind on payment and Flagship is patiently but diligently working to retrieve payment on their overdue invoices, including pursuing legal action. They say they "understand the personal situations of their vendors (us) and take them into great consideration."
They go on to say that they find it necessary to "modify the payment schedule from the 5th and 20th of each month to in between the 1st and 15th up to 60 days beginning immediately."
They also state that they are not closing their doors.

Hard to modify their payment schedule when they are not paying at all. I wouldn't put money on the door not closing - if you don't pay the Notaries doing your work.

Exactly what I was thinking... They deviated long ago from their 5th and 20th monthly payment schedule.

How does a title company's clients fall behind on payment?
The funds are on the settlement statement and disbursed at closing.
What am I missing here?

Brenda, Flagship calls itself a title company, but every deal (except one) that I did for them they were acting as a signing service, not a title company. Except for the one deal where they were the actual TC, they were never listed on the HUD and docs were shipped to the TC that hired Flagship. Two years ago I did a bunch for LSI through them.

They are licensed by our BOI as a title insurance company. If they were a ss only. they would not need this type of registration in Va.

Oh yes, they are definitely a TC. I was just saying that they were not the TC on all my deals, except one. On mine, they were hired by another TC to facilitate the notary and they were not listed on the HUD. This is why they must collect from their clients, instead of handling the disbursements themselves. Just my experience - others may have a different one.

For all of you that have had the "pleasure" of working with this company you know that most of you assignments were for LSI. Apparently, LSI dumped them and this is where all the problems began. Flagship is blaming the notaries for them losing this major account. As I explained to Curtis, it was not the fault of the notary, it was the fault of LSI and Flagship for not getting documents to us in a timely manner which caused us to run late for the majority of the closings. I am ashamed to say that Flagship owes me over $4000. I think it is time I take the measures that all of you have spoken of.
