NSA input requested
Loan mods: We would like input if NSA's would rather have package overnighted to them or the BO. These packs are approx 8 pages plus copy for BO.

to the borrower. They read the docs prior to your arrival and can call their lender with any questions. We walk in, get id, sign and walk out. I've never understood why anyone wants the docs rather than the borrower receiving them to review prior to our arrival.

I prefer docs come to me. My experience is that most borrowers won't even open the package if it comes to them (some do, yes) and I would like to see what's in the package and get it stacked in the order I want to present it. HUD, Note, TIL, Mtg, RTC, Payment letter, Escrow....then the rest. I guess with your small package it wouldnt' matter, but in all other cases, I want docs to come to me to facilitate an easier, smoother signing.

Overnight to borrower
I don't have to wait for docs, I don't have to print, borrower gets a chance to review it so problems resolved before I get there. I can schedule other appointments before and after without having to worry that I'll be sitting at home waiting for docs and ending up late for all my other appointments. Inexperienced NSAs will say they want it to them because it makes them nervous having to walk in cold without ever seeing docs. Experienced agents can handle it.

Disregarding the comment about experienced SA's, overall I'd rather get the overnite. I have a chance to record on my prep sheet what will be notarized, tracking #s, etc.. So if I have to drop it before I get back home I've recorded my info., also I've had a chance to copy the return label.

Any modifications to a borrower. This way I do not have to worry about getting back to the office to retrieve package.
Most of the time the borrower won't even open the package until the NSA arrives anyway. I usually have had contact with the borrower to confirm the appt and I ask them to keep the paperwork in the order it was received.
As a rule; and I guess I will be classified as a "inexperienced"; I want the loan packages to come to me. I prepare the package, I check spellings, the HUD, and typed names. I cannot list how many mistakes I have found in the packages and been able to avoid so that the signing took place as scheduled. also, I am a stickler on the Exhibit A be an actual property description rather then a blank one.

Yes in front of borrower,but you don't count the time on the road and the time to return package? Right now what is killing me is the cost of gasoline. So at $ 1.25 per mile you do the math.

What about the bo who was held up in traffic, so you are waiting for all to be present? Happens all to often on the 5-6 pm signings. Only takes one flat tire somewhere to alter all traffic on crowded roads.

My husband always laughs when I tell him something is a ten minute job ... Honey, it will only take ten minutes to replace the dishwasher.... If I have to leave my house, drive to someone's home - sit with them, pack up the package and drop it off at fedex/ups. That sounds like a lot more than ten minutes. I also, prefer to have the documents sent to me due to the rural nature of the area and FEDEX/UPS schedules. I know when they will be at my office. My two cents!

My honest opinion about modifications....
who the package goes to is of no consequence to me....what I WOULD prefer is for lenders or title companies deal directly with the NSA's rather than run it through a signing service - the fees for mods are low enough (1 notarization, 10 minute job obviously not a full signing fee)....I'd rather be contacted by lender, title or the borrower without having to split the low-as-it-is fee with a signing service....JMHO

Honestly, It doesn't make a differance to me. I think it's about what ever is easiest and more cost effective for the borrower and mortgage company. Times and difficult right now, for everyone. A little customer service goes along way!

I respect both of your opinions. However, some TC's do not want to contact 300 different NSA's a month. It is more cost-effective and much less time consuming for them to have a single point of contact.

I much prefer receiving the documents. That way I know they have arrived and that no one has interfered with document order or contents.
Also, I can note/copy return tracking info before I leave. That way I can simply seal the completed packet and drop it at FEDEX/UPS.

To the borrower. I am in a very rural area and what I've been seeing lately is the bank or TC sending to the borrower and the borrower finds their own notary. The notary is paid at the time of service and the borrower can negotiate fee with the notary. Also, the borrower is responsible for the return of the docs!

I prefer e-docs. IMO it's better to pay the notary the fee you would pay Fedex or UPS for overnighting the package!

I agree, I'd rather print and get the extra fee. But if it has to be o/n, I'd rather to me. I can't tell you how many times docs to bo get lost! My address is a common drop.

For Mods, I'd rAther o/n to me. E-docs are the worst waste of my time, they are rarely on time. My overnight UPS/Fed Ex are always before 10 AM so that is a plus. The borrowers getting docs sometimes leads to trouble, even if they get them in time either they don't open or things are out of place and/or marked up. And then you have to seperate them from "their" package. I've occasionally had people insist on returning their own. I have to explain that it is my responsibility to return the docs to ensure no tampering with documents, company policy. In the rare case where I've had to leave the package - just once in last few years, and per the l/o, I've sealed the package before leaving and recorded the tracking # to ensure package was actually dropped.

Absolutely to borrower!!
For the pittance they pay, I much prefer to have the borrower worry about collecting the docs. I've been doing quite a few of these lately and I'm often able to arrange a location on the fly (e.g. at a Starbucks on their way home from work, closer to me than their home, but still convenient for them, or at their office, while I'm in between appointments and errands).
If they're responsible for bringing the docs, that has saved me a trip on many occasions. The key on these is convenient and quick or it doesn't pay. Most of the ones I'm doing lately have two acknowledgements, both of which require a replacement certificate, plus a check to be attached. Even so, it's about a 15 minute process at the table. And they've usually already reviewed the documents. I drop the docs for them. (I'm at FedEx nearly every day anyway.)
I prefer not to tie up a time slot when I might be able to do a full signing for these. Anything to keep it simple. Otherwise, like I implied, I'd need to ask for more $$. I just want to notarize and go.
BTW, for those of you who haven't done a Mod Agreement, there is no HUD and no RTC, usually. The ones I've been doing (CW) have only two places for them to sign in the whole 8 pages. There's nothing to sort!

I prefer they are sent to me. I had one instance where the TC called me when I was on the road. Their number came up unlisted and I didn't catch the name of the company. I was in traffic so I couldn't write it down. The confirmation was never sent to me, the docs were sent to the borrower. I didn't have any idea who the borrower was, so there is no way I could make the appointment. It is the only one I ever missed, and I still feel terrible about it. The borrower ended up taking the documents to a bank the next day and had it notarized. Back-dated, no less!
A few other times, the borrowers decided to go ahead and start signing them before I got there. (After I told them not to). They were in the wrong colored ink, didn't sign with their initials,etc.
It is nice not to have to wait for documents, but I would prefer they were overnighted to me since I usually have delivery by 10:00 in the morning for both UPS and FedEx.

You are absolutely right. The way I am thinking is send to the BO. Give the NSA flexibility of a couple of days. I will be trying to keep these within 5 miles and no more than 10. The BO and the NSA can work out their own arrangement. Trying to make this as easy as possible. I am still trying to decide if the BO should return or have the NSA. Having some flexibility, the NSA can drop when they are dropping another package or when passing a drop box.

All of the responses to this initial post have been very interesting - and I can agree with most of them; it's good to be able to review the docs in advance, but I'm comfortable enough to work with the BO on the fly. For me, the REAL issue is that the Title Company / Lenders are sufficiently on top of the transaction to actually BE ABLE TO overnight the docs, regardless of to whom. This means that the Notary is not sitting in front of the computer waiting for docs that may (or may not) arrive in time to download, print, and still get to the appointment on time. I usually try to get the tracking number so that I can follow the package, and always call the BO to make sure the package is there before I leave home.
