Question
Do any of you go to a closing without confirmation with the borrower? Signing service called me last night and said to go even if I have not been able to confirm the appt. That is not how I do business and with the price of gas and the trip being 30 miles away and printing docs and what not, what is your opinion. Thanks in advance.....

I have left messages with the Borrower's voice mail and found them waiting and ready when I got there. I just give them the spiel about copies of ID, time of appointment and address, etc.. I always emphasize the address part though as I have been given the wrong address by the SS many times.

I would be more than happy to go if the SS provides a guarantee of full payment no matter what happens.

On occassion. However, I am also sure that I will get full fee, even if no one is at home. (I typically do provide a small discount since I didn't spend the time.)

Let the SS know that you have not been able to make contact
I always go. I leave many messages on recorders. If they don't have a recorder and I cannot contact them I make sure the SS is aware. Sometimes they can contact the lender and verify that the borrowers know date and time. Sometimes the phone numbers provided are wrong, check the 1003 and see if it has other numbers.

I agree with you if the ss is only going to cover a trip fee and the signing is 30miles away I would want to speak with the borrowers before I left. If the ss has a problem give them the same speech they give us about the way we have to change our thinking on fees they have to change their thinking about us taking chances with our time and money

I always charge full fee even if the borrowers don't show up. As long as I made reasonable attempts to contact them and am instructed to go regardless. I charge. If you spent the time trying to make contact, took the time to print off docs (not to mention printing costs), took the time to drive there and wait for them, then you deserve full price.
Your time is worth money even if you didn't spend the time sitting at the borrower's table. In our area, it takes more time to get there each way than to actually sign the docs.
Make sure you get it in writing that they will pay you full fee if the borrowers don't show up.

Sometimes the 1003 has the correct phone numbers
Every now and then I get just one contact phone number on the confirmation, and it's incorrect. After calling several times and not reaching the borrowers and not getting a return call, I let the title company or SS know. They can often get a correct number or different contact number from the L.O. If all else fails, once the edocs are received, I check the 1003 to see if there's a different number there (home and/or work). If I still can't reach the borrowers, I then call the title company and/or SS and let them know the situation. I'm always asked to go ahead and go to the appointment, but I let them know upfront that if I go and wait 30 minutes past the closing time, and the borrowers are not there, then I expect my full signing fee, not a dinky little weasely "trip fee". In every case where I haven't been able to reach the borrowers but go to the closing anyway, they've been home waiting for me - sometimes the phone is out of order, or they were away and just got home or they had an unexpected errand or emergency to take care of and just managed to get back home to meet with me, etc.
