RTC Settlement Services_Patrick Cahalane_BE VERY CAREFUL!

Good Morning Fellow Signing Agents,

I am an experienced, Certified and Background Check Signing Agent who have been closing loan for 5 yrs come this November. I just wanted to give you guys a heads up about my experience with RTC Settlement Services and non-payment of three loans.

The 1st loan I ever closed for Patrick Cahalane was executed in March of 2007; No problem! I received payment within 30 days. I hadn't heard from him until recently, this May 2008. I closed 3 loans for him (who by the ay stated that he is now a licensed Title Agent) 05/23/08, 05/28/08, and 0612/08. I spoke with the Title Company he works with and they're not happy to hears this kind of news either.

I have left messages, sent and re-sent invoices. He will not even acknowledge my communications. When I call he will not answer the phone. He left the following contact info:

He agreed to pay me $150 per closing. For me, he never followed thru and paid for my services. I'm out of $450. If this happened to me, I wonder if it has happened to others. The Title Company Assistant VP told me that he handles ~ 6 other states for them. My work is clean. I dot all the i's and cross all the t's. The VP said he will get me set up to deal directly with them for closes in the state of PA. I will talk with him later today to be added directly to the Company's Vendor Database.

Even though he told me he's a licensed Title Agent, isn't he really working in the capacity of a Signing Company? I think I'm going to visit my friends at PayPal and look into setting up a Credit Card Acceptance program for Signing Companies as well as other misc Notary Assignments.

From now on, unless I get put on the HUD or have previously done work for a Signing Company payment will have to be made via PayPal. In this economic climate, I cannot take chances on not getting paid for work. It's terrible that too many people do not want to do good business.

I can understand your concern. I did one for Patrick Cahalane 2/2008. Patrick told me he was a title company- then he quibbled over price. Thinking he was the escrow officer, I asked him why is the lender determining what I charge? That right there, set off alarm bells. When I got the HUD- he wasn't even listed on it. I talked to the escrow officer and told her that he is presenting himself as being the title company- in essence he is a signing service. She agreed. If he really did do other settlement work for title, he should have been named on the HUD. The fee for closing on the HUD was $275- and he was arguing with me about $175? We had finally agreed on $125 because it was close by and a small package. I first asked $175 and he said the lender would only pay $100, what BS! The borrowers almost didn't sign at the table, (they didn't). I called him from the table when things were coming undone, and he flat out said, sorry I can't help you, as I have no copy or idea of what is in their loan docs. Can you believe it? My whole impression of him , was slimy and uderhanded. Not surprised to hear he is flaking out.

I also did one for him in May and he represented himself as the title company. I had to call him for payment and I did get paid but that explains a lot of weird things that didn't make sense. I have an EMERGENCY phone number listed on the confirmation that he sent me (412)613-6990. Maybe he can be reached on that one. Good luck.

I did several for Patrick a few months back. I was paid, but had to send "reminders". The ones I did were "streamline VA loans". If you haven't been paid, I would go directly to the tc or lender.
To set the record straight, he works for a TC full-time & runs the ss on the side. I've heard that Pittsburgh is pretty hard hit.

I have done several signings for Patrick this year. He has always paid the agreed upon fee in a timely fashon. I have found him easy to work with, and would do so again if asked

I would have to agree with Les_CO, along with my experience. Patrick was very pleasant with me, pays well, and quickly, (to me, in my opinion, of course), and I would also work for him again. Sorry to hear that others have had a poor experience with him.

Patrick Cahalane of RTC mailed out $450 [open invoices due] on 07/25/08. As stated before, I spoke to the Title Company and they said they would talk with him. I then left him a voicemail message and shot him another email since my last entry. I then prayed to the Lord and asked Him to touch hearts and work everything out.

Thank you dear Lord Jesus for working this out. And thank you all for responding to my cry. I suppose we will all have to be more diligent in qualifying companies who want us to close for them.
