Affadavit for Removal Of Manufactured Home

From Vehicle Registration Files.

Has anyone ever filled one of these out in a Reverse Mortgage? I got it in a package and I didn't notarize it because it wasn't filled out. There is nothing filled in, the year,make,body style, etc. They want me to go back (1 hour drive each way) have the borrowers fill in the info and me notarize. It is for the NC division of Motor Vehicles form. The borrowers said they sent in a copy of registration to the mortgage co. about 10 days ago. Should I let them fill it in? What if they fill it in with the wrong info? Would you do that? Was I wrong? I think I was blown away by the size of the package (200 Pages) and it being a manufactured home, I didn't think to ask. My mistake and I may have to pay but wanted your opinion first.

The company wanted the borrowers to fill in the info, and me notarize. Just to clarify.

Yes, it's like an auto title, all of the info has to be filled in and the owner's have to sign and normally the notary acknowledgement is at the bottom of the page. The last one I had the lender wanted 3 originals of this document. You can just attach a loose acknowledgement.

Personally, I think you're wrong...why do you feel they shouldn't fill it out? It's their home and their loan...it's not your decision to make not to follow TC/Lender instructions. MHO

I've had many of these, especially around here where almost everything is mobile homes...these forms have to be completed by the borrowers then notarized so the TC/Lender can deal with the DMV title/lien issues. Some of the packages I've had on double-wide mobile homes require 4 originals for each section of the home...8 all together - the borrowers LOVED those...but if they want the loan they need to fill the form out and sign them.

I had one a couple of weeks ago

It was the first time I have done a Reverse Mortgage on a manufactured home. The parties had some of the information, but the elderly husband and I spent some time checking the breaker box, inside cupboards and other places with a flashlight trying to find all of the info requested on the form and read the numbers and letters correctly. Later in the package we discovered a different document that had most of the required information already typed into it. Just fill the Affidavit in based on the info in the registration which the borrowers should still have handy. Yes, let them fill it in unless you think their handwriting would be difficult to read, in which case fill it in yourself and just have them sign. And if you are not sure what goes on which line, call for guidance.
Wow, 200 pages is a huge package for a reverse mortgage.

Thank you for the input. I am hesitant because if it is filled out incorrectly, I don't want to have to make another trip. Is it usually not filled in?
The reason I was told by SC (after I received docs) it was 200 pages was that everything was doubled, even 4 original RTC's sent back. Well, this has been a learning experience that's for sure.

In Ohio manufactured homes have vehicle titles. The instructions were to have bo fill these out right? It is their home and they should have the correct info..I used to sell these homes and believe me the owners have the info. The bottom line is..you should go back do what was asked and learn from this and move on don't beat yourself up!

Here the appraiser normally jots down this info

and then the forms come filled out from the TC.

There borrowers always need to fill in this info unless you have a really efficient TC who is on top of everything and has it aleady filled in. I have done several of these and, if the info isn't filled in, I always tell the borrower before hand that we will need this information and have them look it up. Sometimes they forget to look it up but when I get there the first thing I ask them is did they look up that information. Most borrowers I have dealt with have a "file" with all of their "stuff" in it - I suggest they look first on their insurance policy - that usually has everything they need.

I've never seen one that was not completed by an attorney or TC. Having the borrowers complete it is asking for errors.
