quick question - When I stamped the signature page of the Mortgage I didn't press hard enough and only about 3/4 of the stamp showed up - should I re-stamp under the faded stamp or just add a ack? This is the 1st time this has happened to me so your expert wisdom would deeply appreciated.

The OR handbook says to reapply seal if first is

'smeared.' I would take that to also apply if seal didn't completely imprint.

What does your handbook say?

When in doubt, line through bad seal, initial, date, and attach a loose cert.

thank you I am in doubt as I can't find a reference to this type of error in the handbook so I just attached a loose cert. Thank you again!

I have always just stamped again and in 15 years never had a problem. As long as there is a clear stamp on there that is what they want. Never had any problem in about 10,000 signings.

Don't jinx me now though. =-)
