STOP SIGNING SERVICES.

If you think signing service is not going to pay you..or they have say $400 500 in back bills they need to pay.Take the next signing have the borrower pay you they will pay you for your work.send docs to escrow. if they dont just dont do the signing.and tell signing company will do job when they send money to you.

There has to be a solution to this problem or, at the very least, a way to protect the NSA from being ripped off over and over again.Also call escrow offices if they dont pay bug Escrow signing company will hate you that kills business for the take down all escrow phone #s and fax #s also bug loan agent you can get has info on the 1003 s signing companys hate this.

Don't know about most states Jack, but Maryland it's illegal to ask borrower for our fee since its on the HUD. We could loose our license as well as criminal prosecution.

I'm thinking of giving the borrower a form to sign that states that they will be responsible for payment of my services, if I don't receive payment for my services from Title or SS.

Why should the borrower be responsible for your fee if the SS doesn't pay you? They have already paid for the notary services in the closing costs.
No right minded borrower would sign such a form.

And what are you going to do when they refuse to sign it?

In fact, it would appear that scamming NSAs is becoming its own business. There are companies that open shop, hire NSAs to do closings, then refuse to pay them or promise a “payment/check in the mail“ that can never seem to get there. Then there are other companies who agree to pay a certain fee for the services of a NSA, only to reduce the fee after the closing has been completed. Excuses range from poor quality of work to lenders not paying enough for the closing to citing slow business. What happens to these companies? Well, after enough complaints are lodged against them, they simply close shop and re-open under a different name.

JACK, Push out your chair and STEP AWAY FROM THE KEYBOARD!!! I think you must have a whole lotta bad luck in the past. First off, always check who you take a job from, do a good job and usualy no problem. To date (thankfully) I haven't been stiffed once. Relax big fella.

Are you a notary or "repo man"??? These posts show a lack of professionalism.
I know, I know, freedom means everyone can express an opinion. Most of what you're posting is already general knowledge (SOX) or illegal.

AN EASIER WAY

Some notaries refuse to work for signing companies period. They only deal with Title Companies. I don't specifically have a "no signing company" policy, but most of the work I do is directly to Title since most signing companies tend not to want to meet my minimum fee.

HOWEVER, I definitely need to give credit to the 5 or 6 of my regular signing companies who meet my fee and pay within a reasonable time. There are still good signing companies out there.

If you're tired of dealing with signing companies, you could always try working only for Title and refusing SS calls. Whether or not that's economical or possible I guess depends on your situation....just my opinion, of course.
