Typo on Doc ???
On the Owners Affidavit we have a husband and wife to sign. The wife signed and didn’t notice that their last name that was typed under the line for them to sign on was spelled wrong with 1 letter missing ( on the other docs its correct ). I then drove a little over an hour to the husband and he noticed it right away. I corrected his name and had him initial it, but it was too late to get back to his wife that night to correct hers. I now have an Owners Affidavit that has a place to notarize, but has a typo. Anyone ever have this problem and what happened? (Purchase)

Did they sign their names correctly or as typed? If signed correctly, correct the spelling of their names in your certificate and it should be fine - since it's not being recorded or anything chances are it won't hold up funding and title can get a correction made later if necessary....MHO

Providing there IS a loan involved - if it's a cash purchase there may be no Corrections Agreement or Ltd POA involved - none of the cash purchases I've done have had a Corrections Agreement or Ltd POA in them.

Really? (Not questioning you. Just a rhetorical exclamation.) Almost every cash deal that I've done (buyer's side) has had a title company LPOA or Correction Agreement. I can't think of any that didn't have a statement of some sort about typographical corrections after the fact, somewhere within the documents. It may simply be a statement in the list of disclosures rather than a specific and separate document. Especially with buyers docs, since often the vesting page on the Deed may need to be changed to reflect the buyers address, marital status or the way they want their names to read. Seller's packages, I agree, typically don't have one, since the HUD can be corrected at the table, and the Deed is the way current vesting reads.

You do get credit for being so conscientious. I usually let the corrections up to the TC (after calling them, of course). It has already been stated that the Limited POA/Correction Agreement is for that purpose. Always call the TC before making corrections, except corrections on dates on the RTC.
