This not a loan signing per se... I am notarizing a warranty deed from Florida property and 3 affidavits from Florida. I changed the jurats to California jurats because the Florida jurats had personally known instead of satisfactory evidence. That part I did okay. The warranty deed needs 2 witnesses plus the notarizing of an acknowledgement. The borrowers want the witnesses because of Florida's requirements. In CA we don't need the witness requirement but should we get the witnesses anyway because it is going to Florida?
Also the name on the driver's license is e.g. Teri Marie Smith. The affidavits are Terri Marie Smith The name Teri was changed to Terri. So is the warranty deed. I suggested the borrower call the Title Rep in Florida but he couldn't reach him so we are going to wait until he contacts him. I did right?

This witnesses are a recording requirement for Florida, so you do need them. You can be one witness, so you really only need one other witness.

It is a good idea to contact the TC if names are misspelled on the documents. Assuming her ID shows the correct spelling of her name, the TC will probably instruct you to make handwritten corrections to the documents or will email corrected documents to you.

You also did right to replace the jurat with the language now required by California. Keep in mind that the CA jurat language MUST be used in every case, regardless of where the documents are from or where they will be recorded.
