Non Payment from Genuine Title

Genuine Title, LLC Owings Mills, MD. and My problems being paid.


Did a Closing for them on August 15, 2008. At time of call, I asked about their payment schedule and was told I would be paid on August 30th.


Upon completion of Closing, Genuine Title was called as well as LO. An email was sent to Title Co. informing them of completed closing. I faxed and submitted my invoice with Package.


On Sep 18, 2008 I asked about payment & was told, Payment was sent out three days earlier.


On Sep 22, 2008 still no payment, I emailed and their response said, Check was sent out, BUT to send in another invoice, which I did.


On Sep 24, 2008 still no payment. I emailed them again and their response to me was, ….I was told I did not follow invoice instructions which directed me to submit my invoice as an email attachment as a PDF document. I was told my previously faxed invoice would be accepted and check would be cut on September 30th.


October 9th still no check. Now I am told “To calm down that my check was cut that week and I would receive my payment about October 13 or 14th.

Oct 16 and 17th I sent emails they did not respond. Oct 17th I left a message saying I would post on the boards. Still no response.

October 20, 2008 and Still no check. I have emailed them again and left messages indicated if I did not hear from them I would post on the various boards and also contact the lender.

They never even cared to respond.

So, Be Careful.

Additional Info.

I went to their website and sent an email to the individuals they have listed as President, Vice President and Account Manager.

I received a SHOCKING response from the email address listed for the Vice President.

The response was just 2 words. It read, ............." F * * K Them".
(And that person did actually use the correct letter's and spelled the word out.

I did a reply to all and added the words - Maryland Insurance Commission in my subject.

I just received an email from a person who identified himself as President.

His response was, I am sorry he wrote that, I will send you out a payment tomorrow.

Well Let's See.

Wow!! That's nice. I did one almost a month ago so I'm really going to stay on top of mine. I've done several for Kosty in the past and always got paid but that was months ago. Unfortunately things can change from one day to the next anymore. Boy have things changed.

Wow! All of this shocks me. The language is very hard to believe. I have worked for them with no problems in ref to payment in a timely manner. I have never had to wait for payments and in fact just did 2 for them last week. Never have heard a foul word from anyone there. Hmmmm

The best way to get them to send the check is to tell them you have filled out form 3945-a with the IRS. If payment is not received in???days (up to you), you will file the form. You will never work for them again but why would you work for free?

I think you meant Form 3949-A and I would be cautious about filing this form. Unless you know that they are violating income tax law (and failure to pay bills is not violating income tax law), I would view this akin to a false police report. (It is not, but similar conceptually). It is easy enough to fill out the form, and the EIN is readily available for the company, but, unless you have seen the tax return, you do not know that they are failing to comply with tax law...Clearly they are experiencing some financial problems, and you need to be prudent before accepting any assignments and have a clear idea of how to attempt to collect if you run into problems.

Genuine Title

I've never had a problem with Genuine. I recall that you are to fax a copy of the HUD to them as well as call to let them know when completed.
