127 pages??
I just did a signing with 127 pages. On the page with my instructions it stated. Borrower must sign or initial all pages. All 127???? It didn’t say all loan docs, it said all pages. What do you think they are saying? And if you think they meant all 127 pages…. Then why???

They mean all 127 pages. This is what this particular company (whoever it is) requires.

Some title companies require the borrowers to initial every page if its not a doc that has a signature line because this is to acknowledge that the borrowers have reviewed the doc.

42 pages of the 127 were instructions for the T.C. or me. Why initial them???

I don't think the B.O. needs to initial them but I would double check with title. Every title company is different in the way they do things.

They are Covering their a$$. With all this hullabaloo going on, they want to get the borrower to initial everything so there's no way the borrower can ever legitimately come back and say they didn't understand something they signed.

Initialing does not prove that the BO read & understood
I doubt that a Judge would rule that adding initials to 127 pages because the title company insisted that's how they wanted the documents completed meant that the borrower read and understood the document. In CA our Deed of Trust document generally consists of 12 to 15 pages of complex legal wording that the typical person couldn't understand if they spent all day reading it, and certainly not while they are signing all those other pages that frequently say the same thing (think insurance requirements) repeated over and over again on different pages.
IMHO, it's stupid, and just another method to show the BO who's boss.

MHO Initialling doesn't denote understanding on the borrowers' part- it merely confirms that the document was presented and the borrowers saw it. I believe this is done (by a very select few) so (a) substitutions can't be made after the fact by anyone in the chain, or (b) the borrowers can't come back later and say "that document was not in my closing package". The company knows the package they sent is the one that was presented...JMHO

I think it's because there are so many 'certified signing agents' out here that have no idea what they're doing. I think this way the title company is certain the 'certified signing agent' doesn't decide which docs are 'important' and which aren't. This way EVERY document gets acknowledged by the borrowers no matter what the 'certified signing agent' thinks.

Why? The best answer I've heard as to why they require this is: "Because they can!."
I have one of these tomorrow night.
All 100-plus pages get initialed.
Do I like it? No!
Go ahead and don't follow instructions....for those of you who don't like it and want to challenge authority.
But, don't come crying when you don't get paid...or get docked....or it takes too long to get paid...or a thousand other reasons why you're unhappy with the entity which hired you.
GO LOOK IN THE MIRROR FOR THE PROBLEM.
