BBB rating and Fraud list
I have received several request for modifications from 21st Century Legal Services DBA Document preparation Service. Some of the customers called me back to let me know they refused to go with this company and asked me if I worked with this company. I was very surprised when they told me this company has a bad rating with the BBB as an "F" rating and on the Fraud list with IC3.gov.
Have any of you ever worked with this company or had any dealings with them. They are supposed to pay $60.00 per modifications. Plus they have a huge package for a modification loan asking all of the bills past due; 3 weeks of bank statements, loan mortgage payments for past 3 months, etc. I am worried I will not be paid for the first time since I have been closing loans.

I have been busy working which is a good thing. I have not had a chance to check in on the forum for a long time. What is your opinion besides non payment of this company? Thank you

I DID work for them and my fee was not $ 65.00 it was much higher. I have not had an issue getting paid. I will not work for them again for several reasons. The last call I received was from a very young girl and it was very hard to hear her talking with the party atmosphere in the back ground. I even asked her if there was a party going on. This was very unprofessional and I wrote them an email stating this, never heard from them again and that is fine my me!

Yes the background noise was annoying. I e mailed them the response from BBB and ic3.gov and the one whom called me did not respond back, however, I did receive a call from another member and I mentioned to her their rating she said it would cost too much to get the rating off. But what about the fraud list. That is the one I am worried about. I do not want to be associated with this company because my reputation depends on my work. Some customers think we work with the person they do business with not on contract.

I made it very clear to the clients that I was not an employee! I do not lie and misrepresent myself for any fee or for anyone!

I do the same. But they ask or state something like the company you work with and so forth. Sometimes let this go and proceed with the closing. I let them know at the end I am a signing agent working on independently with many companies so whatever their opinion is of the company is no reflection on me. I leave my pen, and business card in case they need something else. If the companies tells me not to leave a business card or lit. or a pen then I do not as I want the repeat business. Thank you

did the girls name start with a and end with drian? LOL don't want to slander her. I wish so bad i could put and audio on this board so you could hear how comical her nonsense was. She said and I quote "you have been reported to the board of Florida". I just don't know which board yet. And i was liable for slander, yadda yadda.

A-1 - I watched a Dateline episode the other night.
It was about collections. People doing the collections (secondary owner of accounts) were felons, thugs, etc. (Dateline's words, not mine!). They made "threats" about reporting and arresting and legally bullying those who supposedly owed them money.
Sounds like some of these comments to you are equally as questionable.

I don't want to lose the business but I am scared to be associated with them. I know I am not their employee but they want me to tell the customers that I am their representative for the loan modificatin. This is a bit odd. I prefer to not work with them, so I need a tactful, truthful response when they call me again to decline work. suggestion?

How about a simple but polite "I'm sorry, I'm not available" or "I'm not doing that type of work any more" ...period...no drama, no details...no discussion...no argument..
