did you ever think that he may have been hospitalized?

I wouldn't start blasting this guy, yet, without first exhausting all of your avenues...very very bad move on your part IMHO..

MD should have been an LTP...or is it VA?

Perhaps, as Cari said, the person is ill…or heaven forbid... perhaps they passed away. In any case you could have prevented not knowing what happened to them…questions:

MD Notary or not?
If it is an MD notary then as you know he must be a licensed title producer. You should have no problem finding him. He’s licensed. If not, there’s your problem…you should have done the legal thing and hired the right notary to do the job.

VA Notary or not?
If you’d use the Virginia Notary Network members for referrals you would be guaranteed to have good results.

Of course you might not be able to work an arrangement with a professional notary in Virginia due to what you offer and what the members feel their individual services/time investment is worth.

You get what you pay for, Bob.

Re: William Forand fro MD-VA - TPL???

I've checked Maryland Insurance Agency and it doesn't appear that this person is a Licensed Title Insurance Producer (as required in Maryland). I'm curious as to what kind of research SS/Title Companies do, other than a zip code search, to determine who to use for their services? Is there a sight similar to NR, but for companies? The rating on NR is something, but it says nothing about the quality or dependability of the Signing Agents.

Clarify MD TPL

In Md you must have a title producers license if the closing "will or may result in the issuance of title insurance" It's the "may" that allows unlicensed notaries to sneak in. TC's are inclined to tell the notary that there is no title insurance associated with the loan. The notary than takes the chance that there will not be any issued in the future. No one in the insurance administration is watching for illegal notary acts so the chance of getting caught is about zero.

Re: Clarify MD TPL

Lender's title insurance has been required on all loans for over 20 years, except for some equity loans...any TC pulling that is skirting MD insurance laws worse than the notary operating without his/her TPL...

Personally, it should be cut and dried...you use a notary for a signing, require proof of their TPL or you can't use them...period...

I can dream, can't I??..Smile
