350 pages printed...Borrower refused to sign

I accepted this signing ; printed out 350 pages on legal size paper ( the way docs were sent); went to borrower's home and he refused to sign because the numbers were no where near what he had discussed with LO. LO could not be reached ,by phone, while at the table. I was there for over an hour while we tried to reach the LO.

I was told by SS that she will pay me out of pocket for my printing cost. We lose some, we win some. This is a first for me.

Maryland Waiver of 72-Hour Advance Presentation Requirement form was included in the package to be signed by borrower.

If this loan was in the pipeline before 7/30, then the new rules don 't apply. There is no waiver for these new rules. The waiver is only about the HVCC.

I hate surprises at the closing table, but it happens now & then. I had one this week. Printed docs & drove to appt. $6500 due for closing, and borrower had no idea & didn't have it either. The loan was reworked & we closed the following evening. IMO there is no excuse for this kind of thing. It shows a total lack of communication with the borrower. We're all hoping the new regs will put an end to this.

Whenever a borrower is to bring funds to the table, I make sure they know this before I even print docs. It saves paper and time.

As a Signing Services, I always give a trip fee and a print fee. It is normally at least $75.00 your time is important to our office so we make sure you get paid. Most of the time if you are one of our regulars you get paid the full amount even if we don't. Or if you make a second trip out for the same file you get paid a trip fee plus the closing fee.

I always ask the clients if they have gone over their numbers and docs with their LO, when they say NO my heart just sinks. It seems like no one is ever happy with any company anymore going thru the loan process. The same complaints, never return calls, it took months to get this done, to many people involved and so on and on.....
