Instructions to NOT call clients
I received instruc. from the signing co. Lender requests NOT to call clients before closing. I have completed 2,000+ closings and have only had 2 requests like this. The last one, I called the client and there were numerous isssues (with Lender) before closing. Closing was l hour away - glad I called clients. Anyone with similar experience?

Bet I know the company. In 15 years I have only had one that makes this stupid rule. The last time I complied the borrowers did not know they were closing that afternoon and I had to wait 45 minutes for bo's wife to get home. Now I call before I walk out the door, I don't care what the instructions say. If they don't want to use me anymore that's just fine with me. It always gives me the suspicion that they don't want the bo to know whats on the documents until they get to the settlement table. It seems kind of shady to me.

especially given the fact that Connecticut is a "Witness State", and the borrowers need to trot in another (besides myself). Too often, I am the one to break the news to them; there are times when the borrowers cannot, and we have to either change the venue/time (the library or their workplace, for example), or cancel. Plus, the possibilities of the many other issues already mentioned in this thread. Not worth a wasted trip ... even with the paltry "trip fee" paid by some ... along with the loss of an otherwise potential conflicting assignment offer.

I've also had that request. In fact the closing was today. No contact at all with the borrower. They were there ready and waiting. I kinda of liked the arrangement. Less phone calling for me. I need only get burned one time to not do it again though.

same experience here. Most rediculious request out there. If they want me to follow that stupid advice I demand my full payment up front; just in case it does fall apart I have my money in hand.

I'm willing to do this for Full Fee regardless of outcome. Anything less is a No-Go. Nor would I hang around waiting for someone to show up.

I would not even print out the docs until I confirmed with the borrower first. You could waist lots of paper and ink for nothing.

I had one of those this week. A NFCU & they didn't want the borrower called--everything handled by the tc. Surprises at the signing--$6500 due to close & borrower was never told anything about that. It was a redraw, of course, and completed the following night. I made sure I talked with the borrower that day. As a rule, I don't go to an appt. I haven't confirmed myself. Among other things, I want to make sure they know I need copies of ID in advance. Some instructions also say "do not call borrower until you have docs". What stupidity! We're generally the only person the borrower is going to see face to face, and it is courtesy to call to let them know who is going to show up at their home. Geez!

I had one of these a couple weeks ago. I replied to the confirmation stating "MY" terms if anything that could have been prevented by calling ahead went wrong that Full Fee is mandatory. They cancelled the signing on me.

It is important to respect the wishes of each client. However, you also have to run a profitable business and maintain your professional reputation. If any client has a requirement that you are not comfortable with, then I encourage you to tell the client upfront. I agree with the previous contributor who stated that printing documents for an unconfirmed closing can be expensive. I think that it is better to call the borrower and confirm the closing time, address, spelling of name, and amount due at signing before you print a single document. I try to do this the day before the closing when I receive the confirmation. I have never been presented with this situation, but if I were, I would explain this to the client as soon as they made the request. If they are not comfortable with me calling after I have explained why I need to contact the borrower, then I would politely pass on the business.
