OH property closing question
I am in Indiana and will be closing a refi on a property located in Ohio. (NOO) Are there any issues such as having the mtg witnessed that I should know about?

No witnesses necessary unless requested by lender. Otherwise, we are a community property state.

OH property closing question
Witnesses not needed for Ohio. But there are documents BOTH borrowers must sign (such as the Mortgage but not the Note) even if just one name is on the deed. In such cases that I know about ahead of time, I tell the Title person that I want THEM to put both names on whichever documents they want both to sign. Or make it very clear in their printed instructions to me. Now, I know which ones need both signatures - but if THEY pre-print the documents with both signatures it is not my fault if they want something 'special' signed by both and I don't do it. CYA ya' know?

Ohio is considered a Dower state. Like Gary stated I also get clear instructions as to whom they want added to the documents or I ask that title puts the correct names on sig line. This is not something we should do.

Thanks for he info. I will contact title co for direction . I think both husband & wife are on title so both should sign everything. I also am a notary in KY which is a dowry state so I have experience dealing with non-borrowers & the docs they should sign.
