Had a Wells Fargo refi yesterday w/NBS

Get the docs in and taking a look at them and lo and behold, the NBS is not mentioned in ANY of the lender docs. ServiceLink did the others and her name was on those last pages, but no RTC for her, not on the Deed, not on the TIL and not on the HUD. I contact ServiceLink and she responds that "YES, she has to sign all of those...Wells Fargo doesn't put the NBS names on their docs but you still have to write it in and have her sign."

Haven't had one for Wells Fargo through ServiceLink in a while, so not sure when that change was made, but it was a poor one. Don't recall any other Wells Fargo refis that they didn't have the NBS in the docs they wanted the NBS to sign, and at least a RTC for her.

No, it wasn't a major deal, but still kinda irks me when the NBS doesn't have a siggy line with his/her name under it on the docs they want the NBS to sign. Doesn't look too professional to have me scratchin out a line and writing her name in under it and on the RTC scratching out her hubby's name in 2 places on each, on extra copies I ran for her, and writing her name in and having her initial my hen scratch.

Are you guys having the same issue on Wells Fargo refis? Just wondering. I just don't remember them doing that before and thought this may have just been an error, even though I was told it wasn't and maybe that's just the way it is.

TIA

MERRY CHRISTMAS!

JJ

I have completed a few Wells Fargo Refi's with ServiceLink involved and they were a nightmare.

Pretty unclear on what they want you to fax back also. I faxed what I thought they wanted and then said the hell with it and scanned in the entire 120 pages and emailed it to them. It was too much of a pain to get docked for not faxing back whatever it was they wanted. LOL

It is highly unprofessional, ...

... and yet they'd try to blame _you_ if one NBS signature was missed.

I email (or call) and tell them that they need to provide a list of docs the non-obligated spouse must sign. That resolves all issues.

Re: I don't do Service Link anymore -$75 refi I don' think so...

Did it for my regular $125 refi fee. Didn't know there was a fax back, and even when the package came in I really had no idea exactly what they wanted faxed back. I scanned it all in and told them MERRY CHRISTMAS! EOY, probably my last closing for the year as I don't plan to take anymore, so it's done.

MERRY CHRISTMAS TO ALL!
