Here we go again...

Got a late call tonight for a signing early tomorrow morning. Just finished printing and realize there is no HUD in the package... I've left messages at three numbers (two are so-called "after hours" numbers) but didn't reach anyone. I'm sure there is no way we will have one in time for me to leave by 8:00 am in the morning, but it would be nice to get confirmation from the client as to whether or not they still want me to go out there. I'd bet dollars to donuts I don't hear from anyone.

I think I will call the borrower first thing and see what kind of response I get. If they've already received a copy, then we should be fine. I'm seeing that happen more frequently these days, but I'm also hearing more people complaining about the process and not trusting that everything will be as it should. Oh well... I've done what I can for now.

I hope someone gets back to u, because their HUD might not

be the 'final'. In my experience, (I'd say almost half of the closings I do) the BO HUD is NOT the FINAL HUD....so truly, good luck to you, and hope you got some sleep!

I know it sucks but you are not required to provide the borrower with a HUD. The title company is mandated by RESPA to provide the borrower with the HUD prior to settlement. If they did not do it, its not your fault and not your problem.

I take it all back - this time! ;>)

I called again this morning at oh-dark-nothing (well, for me, at least) and did actually get in touch with my client (a good ss) who said she was about to call me. She had the EO's phone number and we got the go-ahead. EO had left early Friday and the borrowers were aware of this. The broker has a history with the borrowers and a good relationship with them and this was another last minute rush. So everything went off smoothly.

I love to be able report good news! BTW, it's looking like this may be a very busy EOM - and probably early. I've had two more calls so far this morning. One was from a broker wanting to sign tomorrow so they can beat the rush and close out early. She said her office is trying to wrap up several more to get signed BEFORE Thursday. No surprise there...

I know I'm not up to date with RESPA, however you need to know whether you need to collect funding from the closing. The borrower may expect a small check from the settlement while your 'final' shows he owes money. A courtesy HUD wouldn't hurt.
