Mysterious missing signatures
Okay my friends, I need your help. I have been asked to revisit a borrower as it seems I "forgot" to have them sign the mortgage. I sincerely remember having them sign and am seriously doubting that this is possible. A black and white PDF of the doc was sent to me and it seems as if one of the borrowers signature lines has been altered telling me that her signature has been whited out. The page is initialed by both bo's and my stamp is there, but no signatures. I just asked the ss to obtain an original (colored) scan of the doc as we use blue ink in fla and I should be able to see from that if it has been tampered with. I do not mind helping out, but I am not sure I am thinking clearly. What do I need to do from here? Why would the tc alter the doc? Should I obtain the original doc back and then proceed? any advice would be greatly appreciated!

P.S. I had the original doc in my email still and have compared the two... they are identical. Maybe I did miss the signatures! What date will I use when notarizing this time?

The current date they are in front of you..
and make sure your hiring party understands that...you cannot use the same notarization and just have them sign - it must be an entirely new act.

Really? I usually use blue ink (personal choice), but sometimes companies want black ink. There is no law in Fl. that says we have to use blue ink.
Just have the borrower sign and notarize for the date you will be there.
