Never thought I would see this letter

Letter from mortgage company yesterday - I no longer am in a flood zone, so sayeth FEMA! Never could understand that one - my neighbors on both sides are not in flood zone, but I am. Going to cancel now. Whoopie!

Good for you!! I proved in too in CT and got 3

years' premiums reimbursed.....

If you're at the same elevation as your neighbors and can prove they're not in a flood zone, maybe you can get reimbursement...you should check it out..

Flood insurance was so cheap when I lived on

the coast that it seemed well worth the premium. I was not in a FPZ either, but I kept it just in case. Used it once after a huge flooding rain that went on for days. New carpet throughout the house. But you guys know your circumstance better than I. Smile

It is cheap - $186 year for me. I'm in a far away zone, or was. The only time I have flooded was in '04 from all the hurricanes. But, all the water came in through the roof that was no longer there, so it did not qualify as flood. Wind damage.

It turns out I can't cancel and get a refund - government insurance, no such thing as refund according to my agent. So, it will run through next November when I will just not renew. Who knows, FEMA may change their mind again.

I had to go directly to NFIP for my refund...

didn't go through my agent at the time. Maybe they've changed their policy.

That could be good news/bad news. It means your area doesn't qualify for flood insurance through the FEMA program. I think that would mean that optional flood insurance will be very expensive.

My sister lives here in The Villages where I live - no place in The Villages is considered in a flood zone However, she, being who she is, opted to take out flood insurance and now she is "considered in a flood zone" even though she's not. Haven't been able to figure out why she did that in the first place - even asked her - and she said she just wanted to be totally covered - covered for what - I asked. She said in case we have a flood. Well, We would need at least 40 days and 40 nights of hard rain for any kind of flooding in her area (or mine). Now she can't get it off of the records and when she went to renew her policy and renew the "flood" insurance from it, they told her no she couldn't do it because she "was in a flood zone". Just thought I would tell you about this.
