opinions please...
Every page in package has single borrower's first and last name only preprinted on all signature lines and in all acknowledgements. So, have borrower sign all docs this way (thats how he signs anyway, he says). Get a call from signing service that I need to meet with the borrower again and re-sign the last page of the DOT to reflect his full name - first, middle, and last. Going through the package again....I do notice that the first page of the DOT...vesting is in borrowers full name. I've never had this happen...and how many of you check the first page of DOT and compare it to sig lines on last page? and...if they are different...I thought the rule of thumb is to have borrowers sign "exactly how is pre-printed on signature lines". So, I meet with him again and have him re-sign. Tell the SS that its re-signed and that I dated it for the the date of the new sig.....Oh, I'm not sure if thats gonna work cuz its a different date then all of the other docs. I'm irritated

I forgot to check the RTC today.
The cancellation date was wrong. They put December 20th. This was an issue because Suntrust does not allow you to cross out. They had to send new RTCs to the borrower.

I do check 1st page vesting vs. signatures, but like you sign the way it is printed unless instructed otherwise. As far as backdating the re-sign, they cannot have it both ways.

That's the very first thing I check in every package. And if the names on the first page of the DOT are not the same in the rest of the package I start making phone calls. Same with the 1003 if one name only in the 1003 and 2 names in the note, I start making phone calls again.

I have them sign the way they have it printed under the signature line. Alot of times with Jr. and Sr. they have it on, and then off...it's a nightmare. I check as well on the first page of the mortgage, sometime the wife is not listed and you have to add her on the signature page (in a martial state) as well as seeing how his name is.

Me too. Very first thing...
My very first step at the table is to check their ID against vesting on the DOT first page, not the signature page or anything else. And I believe their signature needs to match the vesting for it to record properly. I've even seen instructions to that effect in one client's package stating that we should go by the vesting and not the signature line.
Of course, that leads to the question as to why they don't draw the entire package in the same name as the vesting, but that is something outside of our control. It's back to the old thing that we are sort of on the line for everyone's mistakes - up to a point.

in full name, signature line only had middle initial. I was told he needed to sign all docs with his full name. Apparently, when he refinanced he only used his middle initial, so that is how all the docs were drawn by the lender.

While the lender does input the data into the mtg/dot, it is the responsibility of the title/settlement agent to make certain it is correct, recordable, and correctly recorded. (Can read, in closing instructions).
Often we're sent docs as a whole pkg, direct or directly routed from the lender w/out the title agent ever reviewing them. The vesting is one data field entry (usually linked to the notarial cert, which is why we get all those funky entries there) and the signature lines for the entire package is another data field entry (well, in the softwares I've used - and which most lenders use).
The accuracy of all these things comes down to the person inputting the data - when I did this, I always obtained and went off the last Deed on record, because commitments are so often wrong. I don't think that's a very common practice, though.
Anyway - that's how/why it happens and yes, I always check, and I always have it signed so it will record.
