I have worked with this company for a long time; I have read a lot if this messages and I disagree with a lot of them. This company is also known by 21st Century Real Estate and Investment co. , they specialize in Loan Modifications right now, they help people that are already in bad loans. most of the clients that they work for are already behind on their morgages or are having dificulties making there monthly payments. For the borrowers that are behind what they do is reduce the Interest rate and get them current. There are clients that are current but are geting credit cards to make these payments, what they are doing is extending there problem not fixing it. The company is not giving another loan they are just modifying the original loan everything on the loan stays the same the only difference is that it is a lower interest rate. I have a question for the notaries that say that they do not feel comfortable with doing these signings if they have not done one. (what do you feel comfortable with exactly?)

I found it odd that they asked me to say I was a rep of 21st Century and not a notary. I also found it odd that the borrower had no idea what I was talking about with needing to give me post dated checks.
The whole thing just felt strange.

>The whole thing just felt strange< Why would you feel strange????? This is a company that is getting loans modified for a fee for borrowers. This is something the broower should be able to do for themselves by contacting thier lender without paying the fees charged by 21st Century Legal Services. You are right, thier shouldn't be any notarization. You are just thier rep getting the paper work completed. As when you are doing a signing, you are just thier to get the paper work. All most like getting a reverse mortgage application completed.

Last month they contacted me to take care of some paperwork. The borrowers were not too eager to return my calls and would not commit to meeting. I got the feeling that they were not comfortable about doing it. I don't know if 21st Century ended up getting someone else but as far as I know it never went through.

I have done several of these within the last couple of months. I was not comfortable with the clause in the confirmation "you will not be paid if you do not collect checks" A couple of the bos did not know about checks until I arrived. I went to a home and I was to sign the uncle and nephew one after the other. The nephew decided not to do his. I thought I was not going to get paid. Well I was paid for the full fee for the nephew ( he decided to do his paperwork the next week) I was paid my full fee again. They pay quickly too.
I just make sure before I print (about 15 pgs) that the bo is aware of providing checks and I have not had a problem since.
People make choices on what to do and we are not to concern ourselves with these choices. We must do a good job no matter what the assignment. If you choose not to do these you bet your competition will be. This is not personal, its business.

Edith, you should run for Congress! Aside from being a Notary, it seems that you have just the perfect amount of economic, legal, and ethical acumen to make a perfect legislator.

Interesting ...
After I posted my own experience with this company, I received a phone call digging for further information. I have no further information, I posted my experience and that's all I know.
I search for Edith as a notary in CA, and find nothing - doesn't mean she isn't one, doesn't mean anything at all. Just relating my experience searching.
I also see a couple of first-time posters praising this company in other forums.
It's just interesting, is all.

That's why I asked. My gut is telling me this could be "advertising". As Les has said, there is more required in these transactions than notary work, and I have chosen to stay clear.

Forgetting about morals. If you do what they require here in CO, and are not a licensed mortgage broker, you will be breaking the law.

Also, the fact that they call themselves 21st Century Legal Services bothers me.
The title of suggests that the company could be construed as one that gives out legal advice on loan mods and if they are not attorney based, then they could get in big time trouble for UPL.
I dunno...

It really shouldn't concern you if they have att'ys or not
They hire notaries to assist with loan mod app signings. That's the entire scope of the job. Period. As a notary, it's not my business to determine whether or not this is the right thing for the borrower to do. I do not notarize anything. All questions about the docs, procedures, etc, are referred to someone at their office who can answer the questions. Unless you have proof that they are doing something wrong, do not libel or slander them. That could lead to legal consequences for you.

To the best of my knowledge, one does not need a motgage license for that.

The one time they called me
All I had to do was go to the homeowner, have her fill in her name, address, soc. security number and a few other simple things on the docs, pick up some statements and checks and return via overnight mail...no advising, answering questions, no explaining programs, or anything to that effect - just like we do with loan signings or RESPA signings. Homeowner fills out forms, not us; homeowner decides to sign up, not us; homeowner decides if this is the best thing for them, not us.
I, for the life of me, can't see where a license should be required for the sort of thing they asked me to do.

That is true, one does not need a mortgage license to do this since we are not notarizing and this is not a legal document but an application. If we were notarizing something then that is when we would need our license. In my opinion anyone can do these types of signings themselves but the company prefers to call us notaries so that it will be done in a more professional matter. All we are doing is serving as a representative for the company and nothing else. They do things other then modifications but at the moment this is what they are specializing in.

hello, to all of you gossip companies/agencies/etc...,21st century is the best company that all of my clients have explained before, for loan modifications. They have never done me wrong or my clients and that is a fact!! They are all a friendly staff and very helpful. My clients and there's give them a THUMBS UP!!!!. Yes, I strongly agree with you Edith from CA. There are many people that do not read everything and every detail, as what a Legal Service Business, does. They are not a Loan Modification Company and Loan Mod. Co. only re-modify/re-finance their loans for 2-3 years (then go right back up to their original rates) and 21st Century Legal Services has a lawyer go and fight and get their interest rate down and it stays that way for 30 years!!!
