Does anyone know the requirements for signing a mortgage deed and quit claim deed for the DC area? Do they require a witness, two, and/or can the notary be one? Any help would be appreciated. Thanks.

Which DC area? MD and VA have very different requirements.

From my manual:

The insurance underwriting manual (Stewart's) states:

The deed of trust with power of sale is the customary type of security instrument used in the District of Columbia.

Witnesses are not required on deeds of trust executed in the District of Columbia. Witnesses are not required on conveyances executed in the District of Columbia, but are always recommended.

Deeds of trust executed outside the District of Columbia are acceptable for recordation purposed as long as they are acknowledged in accordance with District of Columbia law.

I conduct DC Signings. No witness is needed for the DOT. Just your regular notarization.
