$125 for 200 page package

Am I crazy? I turned back an order today because I didn't feel printing 400 pages and the extra table time was worth anywhere close to $125. there were 70 pages of broker docs !!!

Truly, how many take these kinds of orders? I do see who some of you are because you've recently given this company good remarks and they don't pay more than $125.

I haven't seen any packages that large, but I can tell you that it has become much tougher to negotiate a decent fee. I'm in a very competitive area, and most of the tc's are now paying $125 & no higher.

Was that for Consumer Title? Huge package, little price. When I ask how big is the package they say they don't know. I know they won't come up if it is a big package because they fought me on the first price.

Couple of months ago I got a call for a refi and she said it is going to be 200 pages and we only pay $95.00, I can't believe some of these companies with their low balls, I told her my fee for 200 pages would be $200.00

Bigger and bigger.......... and smaller and smaller!

It seems like the packages get bigger and bigger..... they want fax backs..... but they want the fee to go the other way........ smaller and smaller.
I don't think you're crazy for turning it down...... I just wonder how some of these outfits get anyone to work with them.
I did have one the other day........... the company was very upfront about the fact that they needed the broker docs signed with the package...... they only wanted to kick in an extra $25 but it was a decent signing fee so I said 'sure'........
I also got a call for a purchase yesterday ......... less than 2 hours before the appointed time ...... to travel about 30 miles one way........ with e-docs.......... and they wanted to pay! ..................... a grand total of $75............. he seemed almost insulted that I turned him down in a hot second! I just can't believe that he could find anyone who would take such a last minute, low ball fee.......... I didn't have access to a computer when he called so I checked them out later in Signing Central .......... guess what! Slow pay, no pay, rude ......... why am I not surprised.

This might not be a popular answer but

I am not worried about 100 extra pages if I negotiate my regular fee. I buy paper in bulk and try to buy toner, etc at the lowest price available. I don't find that the extra pages raise my cost per transaction much and I take the assignments from trusted companies without charging them an extra fee. Having said that, if it is not a trusted company, I would be worried no matter how large the package is.

I have the same unpopular procedure.
I buy in bulk, and quote an all-inclusive fee, so extra pages don't matter.
But I know how the original poster feels, extra pages in the form of broker docs should have
been handled by the broker/LO long before I (we) show up.

but I am. Hindsight is 20/20. I just did one of these and before I knew the amount of pages, let the comp talk me down to $125. It was close enough to justify the lower payment. But it will be the last time I go down on my fee for this comp/lender. To boot, it was a 3 hour closing. Borrowers had questions that needed to be addressed to LO and the wifes name was spelled incorrectly on all docs and we had to correct and intitial.
I might add, the settlement comps fee on this was more than adequate Wink My fee could have been easily met with no losses to them.

Sue I don't blame you. Total 400 pages doubles your time for printing and signing. Everyone should know what their cost of doing business is your time, travel, gas/car repairs, insurance, paper, toner, fax backs, phone/cell, etc,... That's why some companies tell you "they don't know how many pages" they just don't want to pay for it. Trust me they are getting paid their fees.

We need BWR's location, who the Lender is, are there any fax backs, how many pages and we need those docs 2 to 3 hours before the appointment. We need all that information so we can book our appointments in a "workable order."

I have received calls from last minute low-ballers and just turn them down. The cost of business just gets higher everyday and gas prices are on the rise again.

JMO You are better off doing 5 jobs at your regular rate then running yourself to death for 10 Low Ball jobs that you may or may never get your check for because you don't even have time to check-out who they are. I have always worried about "Last minute" callers who they are and will they pay me. This has always been a hot topic on NotRot. Last minute and No pay is still alive and well out there. So be careful and check NotRot for people you have never heard of before. Again this is JMO.

I had one Tuesday night that was 230 pages and the TC volunteered to pay me extra. It is not the paper and toner cost that I mind as much as the extra time it takes to get these documents signed.

The closing was scheduled for 7 PM, but the documents were not sent until just before the closing. There was also a QCD, which requires witnesses in Florida, and a third signer (the one added in the QCD) that I had not been made aware of when I initally accepted the assignment.

While downloading and printing, I called the borrowers to update them regarding my projected arrival time due to the late docs and inform them of the need for a witness. They were suprised and did not understand why a witness was needed, so I called the TC to ask them to have the LO call and explain. When I finally got there it took just under two hours to complete the closing. The borrowers signed very s-l-o-w-l-y and I was glad when it was finally over.

It would have been nice to have all the information regarding the assignment up front, but sometimes the schedulers don't know. I don't like being suprised by large document packages, but finding a QCD included at the last minute is worse since finding a witness can be an issue.

The funny thing here...

is that when I get a VA loan that are almost 200 page per copy they want me to do it for my regular fee, but when I get a package that is around 50 pages they want me to charge just like my regular O/N price!

I charge my regular clients the same price for 400 page loan package as the one with only 80 pages.

And the problem here is NOT buying paper, toner etc in bulk, the problem is the TIME it gets to have them to sign 200 pages and with a 91 year old grandma.

I completely agree...Someone just posted they had an 200

page package which turned out to be a 200 page 1st & 2nd. It is my time that I am charging for. Whether its printing the docs or having them signed, I charge for my time.

My problem was the entire way it was handled. I dislike being 'misled' - note I didn't say lied to !!! They absolutely know 200 pages is not a normal package. what sealed the deal for me was his contradictory statements - do these companies think all of us were born yesterday? "We're a signing service - we don't know" and then almost the next sentence was "We don't charge the ttile cmopany a higher fee because we get volume". Well maybe some don't see the contradiction here but I sure do. I also buy paper, toner, etc., in bulk - delivery today - you should see what I've got to drag in here yet tonight - but it's the overall picture of being mislead for what will take longer and cost more to print than a 'normal' job and certainly will be taking extra table time ... making me late for my next appointment. And he kept saying I put him in a bad spot. Well I whouldn't have if they'd have been honest from the first sentence.

What also got my gall was this guy wasn't willing to give up $50 - less than hour before the appointment - nor did he even offer to split the difference of $25.

All that said, I actually did a 300ish page loan early in teh week. The client called me IMMEDIATELY when they saw what it was and they moved the appointment later in the evening so that it was my last appointment ... so that others didn't have to wait while I spent excessive time at the table. If you ever get an order for a chapter 13 work out loan ... be prepared ...
