Go back to the days b4 e-docs

With us getting more busy, e-docs are now just too cumbersome and time consuming. I liked having the loan docs delivered to me.

Well we can wish.... but, it will never happen.

I'm with you, Deseree - I would love for everything to be o/n docs. I think borrowers would cringe if they knew how their info is bantered around the internet. Just yesterday I received a docs package for the wrong borrower. My docs arrived well after the scheduled appointment time. Lenders seem to forget that their borrowers have lives, too, and they may not want to close their loan at 11:00 PM.

Doesen't anyone remember fax docs? They were at least an equal PITA if not worse. I remember usually getting 2 or 3 'line error' glitches in every package.

I used to be able to do 8 - 10 closings a day no sweat. But now with so many e-docs it's difficult if not impossible. Plus it's so abused now. Oh, it's e-docs? We'll just wait until the last minute to get everything together and send it out.

A perfect example is the 150+ doc packs we've been seeing lately. I don't think they bother even reading what they are sending. I had a package 170 pages, not including borrower's copy) that had three different versions of How Not to Commit Loan Fraud, 3 different Flood zone notices, and the list goes on. They have lists of different documents they can use and probably just select "all" without reading to see what it is.

Right on! On the last loan package I did, there was a continuous marriage affidavit and the borrower has been divorced since last year and ex-spouse is no longer on title! Such a time waster to have to call about those docs and then get told "Oh, that doesn't apply. Just disregard."

... to say nothing of a waste of our supplies. If it was their toner and paper, we might see a different response. Plus, the people who are saying for us to disregard are typically employees who don't think along those lines.

MichiganAl, long gone are those days. But I have heard rumblings here in California that in an effort to cut back on costs sending/messengering docs might be alive again. I am gonna keep hope alive for that one.

But I hope they can handle it. I had a couple of signings recently where they told me they were going to be o/nited, then last minute advised that they didn't get sent out and were emailing them. They adjusted my fee, naturally, but it really messed up my schedule. If business keeps picking up, those companies are going to find themselves in a pickle, either scrambling around for someone else who might be available last minute 'cause I won't be able to handle it - or inconveniencing their borrower who has to then go to the end of the list. If they leave it to last minute, they may also end up with a less experienced notary than they would have liked.

I'd love to be able to say (and stick to it) "If I don't receive the eDocs by at least two hours before the scheduled closing then I won't do it." I did have two signings recently where the docs were sent to the borrower and I just had to receive and print 10 - 12 pages of "updates" to take with me. Didn't mind that at all!

Not to mention skeleton crews at the lenders and title companies. It is a real pita. Even thought that rate is lower for o/n package...my profitability is higher on those deals. I have, almost, 5 years of data to base that off from. You can make a lot more money and keep your sanity with o/n docs vs. edocs!!!

I love overnighted docs, especially if they go to the borrowers. No muss, no fuss!

CF, I have data that proves this fact too. Even though you make a little less on a per signing basis at the end of the day you have done more and are not ready to pull the rest of your hair out.
