Central Signing Ser
Recieved this e-mail today. I know its long, But, its good info to have in the back of your mind whene accepting assignments from this SS. I do find serious objection in the 2nd part about no changes to "my" notary cert". That is between my state Notary rules, the Texas SOS and my commission as a Notary. Changes and line thrus are comman in having that wording conform to what I am doing.
>>>>> We are still getting numerous, costly returns on Provident signings. Please review the attached UPDATED Provident Requirements. If you feel you are unable to accommodate these instructions, please let me know ASAP. Your fee will be reduced by the amount of loss incurred, I will no longer split these losses. A redraw fee is usually in excess of $200.00. Keep in mind that we do a high volume of these loans. These instructions are not difficult to follow, but they do require that we pay attention to detail. I know many are done correctly and for that I thank you, unfortunately for every $250.00 loss...it takes 10 correct ones to make up for it. If you are accepting email documents it is your responsibility to make sure they print correctly. After done printing, you must look through the documents to make sure they've printed on the correct size paper and that nothing is cut off on the top, sides, or bottom. Documents that are missing part of their page are not accepted, usually causing a redraw and redraw fee and we get the call to pay for it. Again, this is just being aware and paying attention to what's happening on our side. This last month, a handful of signing re-drawn due to incorrect printing. If the documents are scanned incorrectly, immediately call out office so we can get them corrected. If they are scanned wrong doesn't give us the okay to sign incomplete documents. We must be advised right away so we can get you the correct documents. In returning documents, please always do what you can to get them out the same day they are signed. If your signing is completed by 3 or 4, they should be able to get back to escrow the following day, depending on your area. All documents signed on Friday evening and Saturday should be sent out...Saturday pickup for a Monday delivery. In most area's there are Saturday pick up boxes. If there aren't boxes to drop, a Saturday pickup can be arranged at your home. This is even more important during the end of the month. Send all documents priority overnight, not standard, not early AM (first deliver)...but priority overnight please. I am also attaching our website procedures for your review. It is important that your completion reports are done as soon as possible to ensure accurate invoicing to the customers and timely payment to you. Things have picked up again and we have survived. We want to continue bringing you the business, however competition is high so we have to be that good. I have high expectations of our scheduling team to get you the information you need to do you job and the accounting department to process and pay your fees in a timely, efficient manner. We are a team and each one of us plays an important part in the success of each and every signing. Thank you for talking the time to review this email and the attachments. If you have any question please feel free to contact me directly. Have a safe and happy 4th of July. Our office will be closed, however, as always you are welcome to call me on my cell phone should you need assistance. You are right, Sid. The notary rules of Texas allow us to make changes to the certs.
However, this seems to be a lender's request that there be no strike-outs. There's a difference. Maybe they sell the packages and know that while some buyers won't object, some will and the sale of the loan dies. Or maybe this is some high falutin' requirement of their own underwriting rules. Either way, they are only asking that a clean, new, crisp, unadulterated notary cert be attached...one that won't require strike outs.
True, it's like throwing the baby out with the bathwater when they have such strict rules--the strike-through causes no harm, but it's their ball game. He who has the money makes the rules.
JMHO.

I did a Provident loan once where wife was signing as POA for husband. It was tricky, but where his name was pre-printed in the notary certificates, I managed to add in the AIF wording so it was compliant with my state, without crossing anything out.
If Provident allows the notary to use a loose certificate, then I would think that would be acceptable for many of us. However, in Virginia, for one year from July 1, 2007 - July 1, 2008, separate notary certificates were not allowed - the notary certificate HAD to be on the same page as the signature that was being notarized. They changed it in 2008 so that if the notary certificate was on a separate page, then the name(s) of the person who's signature is being notarized must appear in the notary certificate.
