Yes I agree, and the Title Company I am working with also agreed. ( Big Surprise )
If the package is going to ship same day, forget about the fax backs, if it is going to ship next day cause it is a late closing, MUST have the fax backs.
I am sure you all know that I am not an advocate of Fax backs, they are a huge PITA.

Thanks for update Anthony.
My last thought is by the time I get back from a late closing and fax all the required docs and then by the time they get into their office the next AM and go through all of the received faxes, FedEx will have already delivered the docs.

Well, not quite:
If I close at 8PM and the docs surely will not ship until the following morning then they will have my faxbacks the same morning the docs get shipped - they will not physically have the docs until the following day.

Yes, your clairification is correct. I'm on East Coast and generally I can get those docs out of the FedEx facility the same night. I should have been more specific.

I live and work just west of Fort Worth (Weatherford TX). Example, last night I had a signing south of Granbury at 6p docs were posted at 6p, signing location 30+ mins distance. started about 7 pm, ending at 7:45p. The only place to get this packet out would have been to take it to the FedEx terminal 40 miles distant in NW Ft Worth that closing at 8:30p and would not have made it. In this case, I returned to my office to faxed what was required. The larger issue, I see, is when docs are not avaiable for the orginal signing time, the NSA is pentalized by expending the time to get these fax backs and then get the docs out the next day. None of the SS/title cos have any consideration for the cost(?) of their actions that the NSA could not have known when the fee was agreeded to. I hope I'm professional, like the vast majority of NSA, I get the job done and "suck it up" when things we have no control over happen that cause us to do more than what we use to figure our fee. Most SS/title cos have "ding" in their signing confirmation that could cost the NSA for their incorrect/incomplete actions. This is a two way street. Thank you Anthony, even though I do very few assignments for you, you are one of the best (just throw away that contract), for opening up this conversation. You are truly a leader of the SS in your relationship with your NSAs.

That is what most companies require. I don't have a problem with faxbacks for funding, but I do have a problem with faxbacks for the purpose of checking my work.

I agree that Tony is a peach to work for. I object to fax backs when the whole package is faxed and you must wait for approval and miss a shipping time. In small town midwest there is not the late shipping times and many times the distance from the appointment to the fax machine can delay shipping also. The biggest is the late posting of doc's, when you have other appointments at a distance that make it impractical to return to the office to pick up late postings.
