I must say that I have been operating on a "pay immediately after closing" policy (accepting PayPal, e-checks, VISA, MC, etc.) for a number of months now and have no regretes. I have no worries about getting paid, I can work for the most obnoxious and deliquent payers for other people and still get paid. (I'm not saying that the companies I work with are obnoxious or deliquent, I just don't worry about it.) I find I'm spending less time on sites like NotaryRotary because I don't need to check up on who's not paying whom. In fact, I got home last night/this morning at 1:30 am and have already been paid for the closing. It doesn't get better than that. I suggest you try it.

Just curious, do ALL of the entities you work for comply with this? I would think that many TC's or SS's would tell me "thanks anyway but we do not work that way, goodbye."

I wouldn't even think to do that unless it was a company with a bad reputation for not paying. I've never even heard of anyone doing that before. If it works, it works. Wow.... wish I could get paid that way. I'd be able to pay all my bills on time instead of waiting on my payments.

I know that if I tried that I'd be out of business. I have insisted on Paypal once or twice.

I had taken a signing from Genuine Title, they agreed to my fee pretty quickly which I really never see. After getting home and checking them out and seeing their rating I called and email polity declining. She called me back and begged for at least 15 minutes saying I would not have to worry about being paid. I suggested she pay me in advance using paypal and even after all the begging and pleading she said she couldn't do. I polity said I am sorry. Just a case where someone really desperate wouldn't use paypal to pay when they had a marginal reputation.
