The wife is not mentioned on any of the documents. He is listed as an unmarried man when in fact he is married. But in Washington state the wife is required to sign the spousal documents.
Question, do I ignore it and just have the husband sign where indicated or do I add the wife's name and signature.

If it t'was me, I'd call hiring entity with that question (or heads up, as the case may be). TC's generally don't like either dead people still on title or magically appearing spouses.

You can't just ignore this..

But you need to check with your hiring party - they're the only ones who can answer that accurately for you...

What are you going to do if you have a problem at the table? Didn't you get an after-hours/weekend number for your hiring party? The number of SOMEONE besides the LO just in case? I'd call that person.

If I were in your situation,.....

and I had exhausted every contact number I had to no avail, I would print an extra copy of just the spousal documents, and have them signed with both signatures. On Monday I would contact the hiring party to make them aware of the spouse and go from there. You will have a set of spousal docs with only his signature and a set with both his and hers. Either way you have the documents signed on the correct date. Once the TC decides which they want you to send back you can ask them if they want you to destroy the others or return them all.

If he is listed as an unmarried man, how did you determine that he was married? We are Notary Signing Agents, not detectives.

This is why we always, always have to ask when we call to confirm with borrowers if they are legally married and will the spouse be there. Having asked beforehand would maybe have given time to solve this before you get to the table. JMO

This may not work

Spouse will still have to sign a quit claim or warranty deed giving up his/her claim to the peoperty.
