3 No signs this week
It is so frustrating to have this happen. Yes I will receive print and trip fees for each of them, but it is still a bit discouraging. I was at one home for two hours while they insisted on reading everything and calling their loan officer numerous times. They actually ate dinner while I was there and they were waiting for a return call from loan officer. We were awaiting an email with a new TIL that never arrived and that is when they decided they would not sign. Last night was an actual no-show at a Wells Fargo branch. Borrower misunderstood their loan officer from a different state and never showed up. That was an hour of waiting as the title company told me they were on their way. I finally called and they were at home 25 miles away. The third was incorrect last name for wife on docs and she had told them she has not had that last name for 8 years! These were all unrelated title companies and lenders. I have lots of shredding to do!!!!!

I agree. As soon as they start "thinking" about not signing, I'm packing my bags. I also had someone who "thought" they were going to sit down & eat before signing. I told them that I was on a schedule & I could not wait. Sometimes, borrowers misunderstand your roll in it all. While I believe in good customer services, we must set the tone at the very beginning or there is a chance of being taken advantage of.

My maximum waiting time is 30 minutes and after 10 minutes I'm gonna start making calls to find out where they are.

My posting of the 3 no signs was done to show that the lenders were not doing their job well. I did not expect to be critiqued, but realize now that I should have. The entire situation for that signing encompassed the borrowers being scammed by a broker prior to this loan, etc. etc. Each of the three signings were due to lender error. THAT was my point. As far as my judgment call, it is MY judgment call.

And OUR point is
that by allowing SO much of your time to be wasted waiting around for stuff that never showed up, you're not doing YOUR job well. Which is the only part of everything you described that you have actual control over.

I don't know - maybe only the first one ending up being a no-sign but IMO the other two were salvageable...

We were awaiting an email with a new TIL that never arrived and that is when they decided they would not sign" - This does happen but 2 hours while they read everything and you sit and wait is IMO an infringement on your schedule - and their eating dinner during the signing, to me, is just downright rude of the borrowers. This all could have been straightened out during the 3-day rescission period - new HUD, TIL and everything and you wouldn't have had a no-sign - maybe a rescinded loan but not a no-sign.

I think I would have found a way to drive the 25 miles and get the loan done - 25 miles isn't all that bad IMO..
"The third was incorrect last name for wife on docs and she had told them she has not had that last name for 8 years!" - this one could have gone IMO - it happens quite a bit up here in my area...remember we can do "who took title as" in our certs - it's in the manual.

The wife refused to sign anything with her ex-husband's last name on it. She was adamant that everything be changed. Period. Her words. That one was one I never drove to.
